Organisation and project delivery

ServicePrice netWhat lies behind it
Construction company Vienna250–3.600 €/m²every trade, one contract
Building firm Vienna250–2.500 €/m²overview of all services and hourly rates
General contractordepending on the projectexecution and coordination from a single source
Construction managementwithin the fixed price or 8–14%construction schedule, measurement, acceptance inspections
Master builder servicesdepending on the workthrough licensed partner firms, § 94 no. 5 GewO
Work at height€1,400–2,600/dayrope access instead of scaffolding
All prices are guide values subject to a site visit. What actually drives the price in Vienna's old buildings is usually not the floor area but the condition: substrate, damp, the load-bearing capacity of the ceilings, the available build-up height and access to the site. That is why we measure on site rather than estimate over the phone.

What we do ourselves and what partner firms do

Skyline Bau is the brand of the construction and renovation division of Bling Bling GmbH, a restricted building trade business under § 99 GewO (Austrian Trade Regulation Act) – not a licensed master builder (konzessionierter Baumeister). We state this distinction openly because it determines who will be standing on your site.

Why from a single source

One interface fewer

When trades are contracted separately, problems arise where two trades meet: the screed layer turns up before the electrics are finished. With us, that interface is a matter of internal coordination, not a dispute between two companies.

One construction schedule

Seven firms have seven diaries. If one drops out, everyone after them is pushed back – and nobody is responsible. With one contractual partner, the construction schedule is part of the contract.

One warranty

If the floor lifts, with separate contracts the screed layer and the floor layer argue about whose fault it is. You are caught in the middle. With us there is one contact person responsible for the result.

One price

A fixed price after measurement instead of seven separate quotations, which together are rarely cheaper – but leave the coordination with you.

How a project runs

1 · First contactYou tell us what it is about. We tell you whether it suits us – and if not, who else might be suitable.
2 · Site visit, free of charge throughout ViennaWithin five working days. Measurement, condition of the building fabric, damp, load-bearing capacity, access to the site. The result is a photo report.
3 · Quotation within two working daysBill of quantities with quantities, unit prices, system specifications, construction schedule, payment schedule and explicit exclusions. Regulated trades with a named partner firm.
4 · Permits and subsidies, if neededSubmission through licensed partner firms, subsidy application before the contract is awarded. Anyone who awards the contract first loses their entitlement.
5 · Site set-upDust protection, stairwell protection, skip, parking lane permit from MA 46, notice in the building two weeks in advance.
6 · Execution with site managementOne site manager, reachable every day, a weekly photo report. Variations are approved in writing before the work is done, not billed afterwards.
7 · Documentation before closing upEvery pipe and cable photographed with measurements, waterproofing before tiling, test reports for screed and drying.
8 · Acceptance and handoverJoint inspection, snagging list, acceptance report under ÖNORM B 2110, waste disposal certificates, final clean.

How to recognise a quotation you can check

Items with quantities and unit pricesNo overall lump sum. Only then can two quotations be compared and variations be traced.
System specifications for technical componentsWaterproofing to ÖNORM B 3407, insulation material with lambda value, skim quality, type of screed. "High-quality workmanship" is not a specification.
A line headed "not included"A fixed price without named exclusions is not a fixed price.
Payment schedule by construction progressWith a 3 to 5% retention until acceptance. Advance payments above 30% without security are a warning sign.
Proof of construction liability insuranceFor work in occupied buildings, cover of at least €3 million, policy presented before work begins.
Regulated trades namedWith proof of licence. Anyone who dodges the question probably does not have one.

Who we work for

Private clients

Flat or house, from partial renovation to full strip-back renovation. One contact person instead of seven sets of appointments.

Property managers

Verifiable bills of quantities for owners' resolutions, maintenance and improvement shown separately, weekly photo reports, documentation for invoicing and drawing down subsidies.

Tenement building owners and investors

Renovation while occupied, subsidy handling through the Vienna Housing Fund (wohnfonds_wien), coordination with MA 19 and MA 37.

Developers and general contractors

Subcontracts in drywall, demolition, screed and interior fit-out – on schedule, with our own site management and measurement to ÖNORM.

When you do not need us

For a single trade with no interfaces, a specialist firm is the cheaper choice: if only the floor needs replacing, call a floor layer; if only one room needs painting, call a painter. A coordinating construction company pays off from the point where three or more trades interlock. And if the rising mains in your building are due to be renewed in the foreseeable future, wait with the flat renovation – otherwise the finished work will be opened up again. We tell you this at the site visit, even if it makes the job smaller.

Which service suits your project?

The list above is organised by trade, but most enquiries start with a building and a problem. This short guide helps you find the right page before you write to us.

  • A flat needs to be made new: floors, bathroom, electrics and surfaces in one go, usually in an occupied building. The starting point is renovating a whole flat.
  • A detached house is showing its age: roof, facade, windows, heating and damp in the basement are connected and should be tackled in the right order. That is what house renovation is for.
  • A house is to be built on a plot: from excavation through ground slab and shell to handover, described under building a new house.
  • Damage has occurred: water, mould or fire each have their own procedures, in which the cause comes before the surface.

If your project fits none of these groups, send us a short description with photos anyway. We will tell you whether it suits us and, if not, which specialist firm would be the better choice. Extensive projects involving several trades benefit most from a single contractual partner; individual small jobs often do not.

Frequently asked questions about our services

Which services does Skyline Bau cover?
Around sixty, from loft insulation through drywall, screed, tiling and painting to the full strip-back renovation of entire tenement buildings. The complete list with prices is at the top of this page, sorted into seven areas.
Is Skyline Bau a master builder (Baumeister)?
No. Skyline Bau is the brand of the construction and renovation division of Bling Bling GmbH, a restricted building trade business under § 99 GewO. Master builder work is carried out by licensed partner firms under § 94 no. 5 GewO, which are named in the quotation.
Who is my contractual partner?
The invoicing company behind the Skyline Bau brand, named in the legal notice. You sign one contract, receive one invoice and have one contact person responsible for the result – including the work of the partner firms.
What does "from a single source" mean in practice?
One contract, one construction schedule, one site manager, one warranty. Coordination between the trades lies with us, not with you. That is the difference from contracting trades separately – there you carry every interface yourself.
Which work does Skyline Bau carry out itself?
Demolition, strip-out, excavation, drywall, screed, tiling, painting, floor laying and insulation – within the scope of our trade licences. Plus site management and coordination.
Which work is handled by partner firms?
Master builder work, structural engineering and permit submissions under § 94 no. 5 GewO, electrical engineering under no. 16, gas and plumbing under no. 25, as well as roofing and sheet-metal work. All named in the quotation.
Why may a construction company not do everything itself?
Because the Austrian Trade Regulation Act distinguishes between free and regulated trades. Regulated trades require a licence with proof of qualification. Anyone who claims to do everything themselves is either not telling the truth or working without authorisation.
How do I check a trade licence?
Search for the company name in the public trade information system GISA. It shows which trades are currently registered. That applies to us as much as to any other provider, and it takes thirty seconds.
What does a renovation in Vienna cost?
Refurbishment €250–500/m², complete renovation €900–1,800/m², full strip-back renovation €1,500–2,500/m², tenement building renovation €1,500–2,000/m² usable floor area. The complete price list with all services is at the top.
What does a skilled worker cost per hour?
€58 to €78 net, labourers €44 to €58, foreman or site manager €75 to €105. These rates apply to work charged on a time basis and are stated in the quotation. For clearly defined work, a fixed price is the norm.
Do I get a fixed price?
Yes, after measurement and a site visit, as a bill of quantities under ÖNORM B 2110 with quantities, unit prices, system specifications, construction schedule and explicit exclusions. Without a site visit any figure would be a guess – especially in an old building.
How large are variations usually?
In old buildings, 5 to 12% of the construction sum. Anyone who promises none has either priced them in or will claim them later. What matters is that every variation is approved in writing before the work is done.
What contingency should I budget for?
10 to 15% of the construction sum; for properties without as-built drawings or with suspected hazardous materials, 15 to 20%. That is not a sign of poor planning but the price of the fact that nobody can see through walls.
Do I pay everything at the end or in instalments?
In instalments according to construction progress. Small jobs run with a 60% advance payment and 40% after acceptance.
How quickly do I hear back after an enquiry?
A reply within two working days, a site visit anywhere in Vienna within five working days, and the quotation two working days after that. If several trades are involved it may take longer – we will tell you at the site visit.
Do you also work in occupied properties?
Yes, in tenement buildings that is the norm. Work in sections, dust protection with an airlock, stairwell protection, daily rough cleaning, clear escape routes and notice in the building two weeks in advance.
Do you also take on individual trades?
Yes, for example drywall or screed as a subcontract. For private clients, however, a coordinating construction company only pays off from three interlocking trades – below that a specialist firm is cheaper. We say so openly.
How small can a job be?
That depends on the trade: painting from around 25 m² of wall area, basement ceiling insulation from 40 m², facade work from 100 m². Below that, travel and site set-up weigh disproportionately on the price.
What warranty is there?
Three years on workmanship under § 933 ABGB (Austrian Civil Code). Manufacturers' material warranties are separate and often longer. Both are stated in the quotation.
Is the work insured?
Yes, through construction liability insurance with €3 million cover. We present the policy before work begins.
What if the deadline is not met?
The contract sets out deadlines and the consequences of delay under ÖNORM B 2110. If something is delayed, we tell you as soon as it becomes foreseeable – not on the day of the deadline.
What happens if a crack appears in the neighbouring building?
What matters is the documented condition before construction starts – which is why a condition survey is carried out beforehand. Damage resulting from our work is covered by the construction liability insurance.
Which documents do I receive after completion?
Acceptance report, photos of the concealed work, test reports and the warranty periods for each trade.
Do you take care of permits?
Yes, through licensed partner firms: submission to the building authority (MA 37), coordination with MA 19 in protected zones, parking lane and scaffolding permits through MA 46. Procedures take 4 to 12 weeks, longer in protected zones.
Do you help with subsidies?
Yes, for THEWOSAN, base renovation (Sockelsanierung) through the Vienna Housing Fund (wohnfonds_wien) and the City of Vienna's housing improvement subsidy. Important: the application must be approved before the contract is awarded – anyone who awards the contract first loses the entitlement entirely.
Do you work in all districts?
Yes, in all 23 Viennese districts, with a focus on Gründerzeit buildings. Klosterneuburg and the area surrounding Vienna on request.
Are there references?
Yes, with client, period and original document – among them the renovation of the Parliament building in 1010 Vienna in 2022 as a subcontractor. See references.
Do you work in the evenings and at weekends?
For commercial premises, medical practices and restaurants, yes, so that business does not come to a standstill. This carries a surcharge and is shown in the quotation. In residential buildings we keep to the usual hours: weekdays 7 am to 8 pm for noisy work.
What does the site visit cost?
Nothing, anywhere in Vienna. It takes 45 to 90 minutes, and the result is a photo report with a first cost range. Only if you want a detailed bill of quantities with measurement is there effort involved, which is discussed beforehand.
What if my project is not on the list?
Ask anyway. The list covers the usual cases, not every special one. If it does not suit us, we will say so – and, where possible, name who else might be suitable.
Does Skyline Bau also build new detached houses?
Yes, as a general contractor from earthworks through foundations and shell to interior fit-out. Design and permit submission come from an authorised planner, structural engineering and regulated trades from partner firms. For you it remains one contract with one construction schedule. Details and guide prices are on the new build page.
How can I tell whether my project is a renovation or several individual trades?
As soon as three or more trades interlock, such as demolition, installation and tiling, it is a renovation that needs coordination. A single trade without dependencies, such as painting only, is usually cheaper to award directly to a specialist firm. If in doubt, we clarify this in our first reply.

As many as the project needs — from a single one to a dozen for a full strip-back renovation. That is precisely the point of delivery from a single source: you do not have to mediate between electrician, plumber, tiler and painter yourself.

What is a restricted building trade business?

A trade licence for construction work of a defined scope, without the full rights of a licensed master builder (Baumeister). Regulated activities such as structural engineering or permit planning are reserved for the master builder — which is why we work with licensed partners for them.

How do I contact Skyline Bau?

Via the enquiry form on this page or by phone. For a reliable assessment we arrange a free site visit — only after that is there a sound fixed price. We usually get back to you within a few working days.

What makes Skyline Bau different from a pure brokerage platform?

We are the construction company carrying out the work and your contractual partner, not a platform that merely passes jobs on. General construction work we do with our own people; the regulated trades we coordinate through established partners — with one responsibility for the overall result.
