Interior renovation Vienna from a single source
Interior renovation in Vienna refers to the renewal of a building's interior — all the building elements and trades located between the external walls. It is the counterpart to façade or exterior renovation: whereas the latter renews the building envelope, an interior renovation brings the interior spaces up to a contemporary standard.
An interior renovation covers a whole range of works: new drywall partitions, new floors and ceilings, new internal doors, renewal of the electrics, plumbing and heating, as well as plastering and surface finishing — and frequently an adjustment of the floor plan. As a result, the inside of a building is renewed functionally, technically and in terms of design. An interior that has seen better days becomes a contemporary space once again.
Skyline Bau carries out the interior renovation as the construction company doing the work, in cooperation with partner firms licensed as master builders (Baumeister). An interior renovation brings together many trades that have to dovetail in the right order. Managing precisely this sequence is the core of good site management.
If the trades are awarded individually, the client becomes the coordinator between the tradespeople — with all the friction that entails. This role costs time, nerves and, not infrequently, money as well. Skyline Bau takes over this coordination completely. Many individual trades thus become one single, managed project. The client keeps track of everything without having to become the site coordinator.
Interior renovation is a flexible term. It is precisely this flexibility that makes it suitable for so many building projects. It can concern a single flat or an entire house; it can mean a light refresh or a far-reaching renewal. What all interior renovations have in common is their focus on the inside of the building — on what surrounds people and what they use in everyday life.
One central area is the building services. Electrics, plumbing and heating are the invisible arteries of a building — and in old buildings in particular, they often no longer meet today's standards. Renewing them as part of the interior renovation brings safety, comfort and efficiency. The electrics of old flats in particular are often not designed for today's power requirements.
A second important area is the space-defining trades: walls, floors, ceilings. With these, the inside of a building can not only be renewed but also redesigned — rooms can be opened up and floor plans adapted to today's ideas of living. An interior renovation is therefore also an opportunity to adapt a building to the way people live today. As a construction company working with licensed master builder (Baumeister) partners, Skyline Bau checks which walls are load-bearing and which changes are possible. That way the floor plan can be altered without jeopardising the structural stability of the building.
An interior renovation combines well with a façade renovation. Anyone who wants to renew a building comprehensively needs both — inside and out. As a construction company working with licensed master builder partners, Skyline Bau offers both sides from a single source: interior renovation and façade renovation in one coordinated project, with one point of contact. Anyone who wants to renew a building completely thus has a single partner for inside and outside.
We carry out interior renovations for flats, houses and tenement buildings (Zinshäuser) in Vienna — from Gründerzeit buildings (built 1848–1918) to post-war buildings. Skyline Bau assesses the condition, plans the interior trades, coordinates the work and hands over a renewed interior — at a binding fixed price under ÖNORM B 2110.
An interior renovation changes what surrounds people every day — the rooms in which they live and work. Skyline Bau approaches this project with the care it deserves.

What does an interior renovation in Vienna cost?
The costs of an interior renovation in Vienna depend on the scope of the trades, the condition of the interior, the standard of fittings and whether the building services are renewed and the floor plan is changed. After an on-site inspection, Skyline Bau draws up a binding fixed-price quotation under ÖNORM B 2110.
As of 2026 · net · guide prices · scope, condition, building services and fittings determine the final price · binding price after an on-site inspection.
The biggest influence on the price is the scope. An interior refresh with new floors, fresh plaster and painting sits at the lower end. If walls are also moved, ceilings renewed and the building services completely replaced, the effort rises considerably — a comprehensive interior renovation with new electrics, new plumbing and new heating sits at the upper end of the range.
A second factor is the condition of the interior. A well-maintained property requires less effort than a badly run-down period building, where old pipes, damaged floor build-ups and unexpected findings increase the workload. The standard of fittings — from solid to high-end — also has a significant effect on the price. Here the client can deliberately decide where to invest and where to hold back.
With an honest quotation, what matters is everything that is included — materials, demolition, disposal, plastering, chasing work, site set-up. Skyline Bau inspects the property, assesses its condition, costs all the interior trades and states a binding fixed price — transparent and complete, without surprises later on. That way the interior renovation starts with clarity about scope and costs.
what an interior renovation is
The term interior renovation almost explains itself — and yet it is worth defining it precisely, above all in contrast to façade or exterior renovation.
An interior renovation covers all renewal work inside a building — everything located between the external walls. It concerns the internal walls, floors and ceilings, the internal doors, the building services and the surfaces. What an interior renovation does not cover, on the other hand, is the building envelope — the façade, roof and external walls are the subject of façade and roof renovation. This clear separation helps to define the scope of a renovation project correctly from the outset.
This inside-versus-outside axis is the clearest way of structuring the renovation of a building. Exterior renovation protects the building and makes it energy-efficient; interior renovation makes it habitable, comfortable and up to date. Only the two together result in a building that has been renewed all round. Together, both make up the complete renewal of a building. A truly comprehensive renovation therefore considers inside and outside together from the very beginning.
The scope of an interior renovation is flexible: it can concern a single flat or an entire house, and it can be limited to a few trades or renew the whole interior. In the initial consultation, Skyline Bau clarifies which scope makes sense for the specific property and carries out the interior renovation as the construction company doing the work. This range — from a refresh to a complete overhaul — means a reliable partner for every requirement.
inside and outside from a single source
An interior renovation often does not stand on its own. Anyone who wants to renew a building fundamentally cannot avoid doing both — inside and out. This is exactly where one of Skyline Bau's advantages lies.
A building consists of two large areas: the envelope — façade, roof, windows — and the interior — walls, floors, building services. A complete renewal of a building needs both. New building services are of little use if the façade keeps losing heat; an insulated façade alone does not yet make a building comfortable. Comfort and efficiency only arise from the interplay of inside and outside.
In common practice, interior and exterior renovation are often awarded to different firms — one insulates the façade, the other renews the interior. The client has to coordinate both, align the schedules and manage the interfaces. That costs time and creates friction. It is precisely this friction between two firms that is a frequent cause of delays.
As a construction company working with partner firms licensed as master builders (Baumeister), Skyline Bau offers both sides from a single source: interior renovation and façade renovation, coordinated in one project. The client has one point of contact for the entire renewal of the building — inside and out. One continuous responsibility instead of two separate ones. Anyone who needs both does not have to manage two firms but has one construction company that is responsible for the whole building. That is the advantage of obtaining all construction services from one company.
the trades and their sequence
An interior renovation is not a single trade but the interplay of many. The decisive thing about it is the sequence — because in interior finishing, every step leads into the next.
It starts with demolition: old floor coverings, cladding and non-load-bearing walls are removed. This is followed by the first-fix installations — the cables and pipes for electrics, plumbing and heating are laid while walls and floors are still open. Reversing this sequence would mean chasing open finished surfaces again. The correct order of the interior trades is therefore not a detail but a cost factor.
Next come the space-defining trades: new drywall partitions, the screed, the ceilings, the plaster. Only when this layer is in place do the finishing trades follow — floors, internal doors, the second fix of the building services and, at the end, painting and surface work. Every trade has its fixed place in this chain. If one link in the chain is moved, the whole sequence starts to wobble.
This is exactly where it is decided whether an interior renovation runs smoothly. If the trades do not dovetail — if the screed comes too early or the electrician too late — delays and additional costs arise. As the construction company doing the work, Skyline Bau manages the entire chain of trades: each trade is scheduled at the right time, and the handovers are planned. The client does not have to conduct this choreography personally — that is the real service a general contractor provides.
It is this management behind the scenes that the client never sees in the finished result — and yet it decides whether deadlines and costs are kept.
Vienna's period buildings
A large share of interior renovations in Vienna concern period buildings (Altbau) — the Gründerzeit buildings (built 1848–1918) that shape the cityscape. Renovating their interiors is particularly rewarding and at the same time calls for particular experience.
Inside, Vienna's period buildings have qualities that a new build rarely offers: high ceilings, often more than three metres, generous floor plans, stucco, double doors and thick walls. This substance is worth preserving — a good interior renovation keeps the period character and brings technology and comfort up to today's standard.
At the same time, the interiors of period buildings bring challenges. The electrics often date from a time with completely different power requirements, and the water pipes have reached the end of their service life. On top of this come old floor build-ups on timber joist ceilings, structures from several construction periods and sometimes moisture that has penetrated the masonry from outside.
What is special about period buildings: unexpected findings are not the exception but the rule. What is hidden behind a wall or under a floor often only becomes apparent once it is opened up. This is exactly where the experience of a team counts that knows Vienna's period buildings and coordinates structural engineering and building services with licensed partner firms.
Skyline Bau plans interior renovations of period buildings with this knowledge — the typical weak points are factored in from the outset instead of leading to uncosted variations in the middle of the project. That way the fixed-price quotation remains reliable even when the old building has one or two surprises in store.

What this means for your property in Vienna is explained on the page for your district.
Process and construction time
An interior renovation follows a clearly structured process — because the interior trades dovetail in a fixed order. Anyone who knows the process understands the value of coordination.
It starts with the on-site inspection and planning: Skyline Bau assesses the condition, discusses your wishes, plans the interior trades and draws up the binding fixed-price quotation. This is followed by demolition — old floor coverings, cladding and non-load-bearing walls are removed. Then the trades are carried out in the right order: first the first-fix installations for electrics, plumbing and heating, then screed, new walls and plaster.
Next come the finishing trades: floors, internal doors, the second fix of the building services and finally plastering and painting. The surface work gives the renewed interior its finished appearance. The process concludes with the handover of the renewed interior.
Once all trades have been signed off, the interior is fully usable again. The construction time depends on size and scope — Skyline Bau states the binding time frame in the fixed-price quotation and manages all trades so that it is kept. A reliable schedule is especially important when the property is to be used again after the renovation.
when an interior renovation makes sense
When is the right time for an interior renovation? The reasons are many and varied — from ageing building services to a floor plan that is simply no longer up to date.
If you are planning an interior renovation in Vienna, Skyline Bau is the right choice: interior renovation in Vienna at a fixed price, professionally executed and from a single source.
If you are planning an interior renovation in Vienna, Skyline Bau is the right choice: interior renovation in Vienna at a fixed price, professionally executed and from a single source.
A common reason is ageing building services. Electrical installations, water pipes and heating systems have a limited service life. When they reach the end of it, an interior renovation is the right framework for renewing them — before a defect or water damage forces the issue. Acting with foresight is almost always the more economical decision when renovating.
A second reason is a change of ownership. Anyone who buys a flat or a house often wants to adapt the interior to their own ideas before moving in — and the empty period before moving in is the ideal time for an interior renovation, because work can then proceed undisturbed. An interior renovation is also a worthwhile investment before re-letting. A renewed interior is easier to let and commands a higher rent.
A third reason is a condition that is no longer up to date — small, closed-off rooms instead of an open-plan living concept, an old bathroom, worn floors, dark surfaces. An interior renovation turns an interior that has seen better days back into a contemporary, comfortable living space. An open floor plan in particular noticeably changes how a home feels. Skyline Bau advises on whether, and to what extent, an interior renovation makes sense for the specific property. Honest advice only recommends what the property really needs.
Comfort, efficiency and value
An interior renovation is an investment — and it gives a great deal back. The return shows in three areas: living comfort, efficiency and the value of the property.
The first gain is living comfort. A renovated interior feels like new: level floors, fresh surfaces, modern building services, a well-thought-out floor plan. The difference from the unrenovated state can be felt every single day — and for many owners this daily comfort is the most important reason.
The second gain is efficiency and safety. Renewed building services work more reliably and more safely — new electrics eliminate the risk posed by old wiring, and modern heating reduces energy costs. What the interior renovation costs at this point pays off over the years in running costs and safety. Safety and lower running costs go hand in hand here.
The third gain is value. A renovated interior noticeably increases the value of a property — on the market, when letting and in a later sale. For owners and investors alike, an interior renovation is therefore not just an expense but an investment in lasting value. Skyline Bau carries it out in such a way that this threefold gain — comfort, efficiency and value — endures. A solidly executed interior renovation should last for many years.

how to recognise a good interior renovation
Anyone who commissions an interior renovation trusts that everything will be right at the end. There are a number of features by which a professionally executed interior renovation can be recognised.
The first feature is a transparent quotation. A reputable quotation describes the planned interior trades clearly, states quantities and fittings and also shows the ancillary work — demolition, disposal, plastering, chasing — in a comprehensible way. That way the client knows what they are getting for their money and can compare quotations meaningfully.
The second feature is the correct sequence of trades. A professional interior renovation follows the proven order — demolition, first fix, space-defining trades, finishing. Where this sequence is adhered to and properly coordinated, the renovation runs without delays and without finished surfaces having to be chased open again afterwards.
The third feature is reliable execution: a fixed schedule, a clear point of contact and a proper acceptance of all trades at the end. Skyline Bau stands for exactly these points — a transparent fixed-price quotation, a professionally coordinated sequence of trades and reliable execution. These three features identify a dependable interior renovation partner. In this way the interior renovation becomes a predictable project with a result that lasts. It is precisely this predictability that takes away many clients' apprehension about a large project.

Definition: interior rooms, not the external envelope
An interior renovation covers all structural, technical and energy-related measures inside a building — the roof, façade and external areas are expressly not part of it. Specifically affected:
- Building services — renewal of outdated electrics in accordance with ÖVE/ÖNORM E 8001, heating systems with a heat pump or district heating, plumbing installations, ventilation.
- Water pipes — in Viennese period buildings often pipe relining (cleaning the pipes from the inside and coating them with epoxy resin — without tearing open the walls) as an alternative to replacing the risers.
- Walls and floors — elimination of mould damage and cracks, restoration of historic floors (herringbone, box-frame parquet, floorboards).
- Damp protection — basement renovation from the inside where walls are wet, vertical waterproofing with slurries or mineral sealing systems.
- Partition walls and ceilings — drywall in accordance with OIB Guideline 5 (sound insulation), acoustic ceilings in practices and offices, fire walls in stairwells in accordance with OIB Guideline 2.
Typical interior renovation costs are €400 to €1,000/m² of living area — significantly less than a complete renovation, as the façade and roof are not touched.
How to recognise a reputable provider
The market for interior renovation in Vienna is hard to navigate. Anyone commissioning an interior renovation in Vienna should check the following six points with every provider — including us. They take ten minutes and, in the worst case, save you a legal dispute over a botched renovation.
1. Ask for the GISA number
Every trade business in Vienna and throughout Austria has a GISA number. With it, you can look up in the public trade register (GISA) which trades the business has actually registered. Anyone who is unwilling to give you this number when you enquire about a renovation has a reason for it.
2. Ask who provides the master builder services
Planning, structural engineering and submission to the building authority (MA 37) in Vienna are reserved for the licensed master builder (Baumeister) under § 94 no. 5 GewO (Austrian Trade Regulation Act). A construction company that carries out the work may not do this itself. Ask which master builder is taking this on for your renovation — and ask for their name.
3. Clarify the regulated trades
Electrical engineering (§ 94 no. 16), gas and plumbing (no. 25) and tiling (no. 38) are regulated trades. An interior renovation in Vienna almost always involves several of them. Ask which authorised business will carry them out.
4. A bill of quantities instead of a lump-sum promise
A reputable quotation for an interior renovation in Vienna lists items with quantities and unit prices. “Renovation, lump sum” without a breakdown is not a quotation but an invitation to variations.
5. Ask for proof of construction liability insurance
Ask about the insurer and the sum insured. During an interior renovation in an occupied Viennese tenement building, water damage occurring during the works can quickly reach six figures.
6. Do not confuse the warranty
The statutory warranty for immovable property is 3 years under § 933 ABGB (Austrian Civil Code). Anyone who promises you more for a renovation must put it in the contract — verbally it is worth nothing.
We answer these six questions unprompted, before you have to ask. That is not a sales pitch — it is the minimum you should demand from every provider of interior renovation in Vienna before you commission a renovation in Vienna.
The recommended sequence according to renovation standards
To avoid damage to freshly renovated interiors, a clear chronological sequence is essential:
- Step 1 — exterior work first (if necessary): the roof, windows and façade must be watertight before the interior fit-out begins. Nothing is more disheartening than a freshly laid floor that is damaged by a leaking roof.
- Step 2 — strip-out: existing components come out — old floors, sanitary fittings, old wiring, plaster where chases are needed.
- Step 3 — first fix: new cables and pipes for plumbing, heating and electrics in the walls. Chases are cut and plastered professionally in accordance with ÖNORM B 1801-1.
- Step 4 — plaster and screed: internal plaster, new screed (cement screed CT-C25-F4 with 4 weeks' drying time, or rapid-drying screed in 24–48 h).
- Step 5 — drywall: new partition walls in plasterboard (Knauf W112, Rigips RB) or gypsum fibreboard (Fermacell) in accordance with OIB Guideline 5.
- Step 6 — sanitary fittings and tiles: pre-wall installation, tiles with bonded waterproofing in accordance with ÖNORM B 3692.
- Step 7 — floors and painting: parquet, vinyl or tiles, final coats of paint.
Special topics: mould, damp, pipe relining
- Mould remediation — Viennese period buildings frequently have mould in the corners of external walls (thermal bridges). Treatment with a fungicidal coating is NOT enough — the cause must be eliminated (insulation, ventilation). Choice of materials: mineral mould protection instead of chemical biocides.
- Wall damp-proofing — rising damp in Viennese Gründerzeit buildings. Chemical injection (silicone microemulsion in drilled holes), a mechanical barrier (stainless steel sheets driven horizontally into the bed joint) or electro-osmosis. Costs €200–400/linear metre.
- Pipe relining — a special process without opening up the walls: the pipes are dried from the inside with hot air, then cleaned and coated with epoxy resin. Restoration instead of replacement, often 30–50% cheaper than replacing the entire riser.
- Werkbundsiedlung standard — for listed building fabric (e.g. the Werkbundsiedlung estate, 1130 Vienna), strict standards apply to interior renovation: preserve the original fabric as far as possible, install new technology invisibly.
What distinguishes an interior renovation from a complete renovation?
- Interior renovation = only the interior rooms are affected (walls, floors, ceilings, building services). The façade, roof and external areas stay as they are.
- Complete renovation = all areas at the same time, including the external envelope and building services.
- General refurbishment = the most extensive intervention, involving the load-bearing structure/structural engineering.
- Redecoration = a superficial refresh (painting, wallpapering) without any intervention in the building fabric.
An interior renovation is the most economically sensible option when the roof and façade are still in good condition — and the client nevertheless wants a modern, energy-efficient interior.
Why Skyline Bau for your interior renovation?
Firstly — all interior trades from a single source. Electrics, plumbing, drywall, screed, tiles, flooring, painting — one fixed-price contract under ÖNORM B 2110:2023.
Secondly — routine experience with Vienna's period buildings. Skyline Bau knows box-frame parquet, stucco, herringbone parquet and the classic old earthing system (Nullung) — and works in a way that protects the building fabric.
Thirdly — professional mould and damp protection. We treat causes rather than symptoms.
Fourthly — subcontractor on the renovation of the Austrian Parliament in 2022. A reference for the Republic on one of the most historically significant interior renovation projects.
Skyline Bau acts as a construction company carrying out building work. Regulated trades — in particular master builder services (§ 94 no. 5 GewO), design and structural engineering services, electrical engineering (§ 94 no. 16 GewO), gas and plumbing (§ 94 no. 25 GewO) and tiling work (§ 94 no. 38 GewO) — are carried out exclusively by appropriately authorised subcontractors and partner firms. Construction work is carried out by tradespeople within the group of companies holding a valid licence.
Three things you should ask every provider for.
What you receive from us before signing the contract
1. The GISA number
Ours: 37945732 (Bling Bling GmbH, § 99 GewO). Publicly searchable — checked in thirty seconds. A business that will not give you its number has a reason for it.
2. Proof of licence for the partner firms
For structural engineering (§ 94 no. 5), electrics (§ 94 no. 16), gas/plumbing (§ 94 no. 25), tiling (§ 94 no. 38). Before signing the contract — not on request.
3. The fixed price under ÖNORM B 2110
With a bill of quantities. It also states what is not included. Variations only with your written consent.
What we do not promise.
Four things you will hear elsewhere — but not from us
Trust does not come from someone promising everything. It comes from someone telling you where the limit is.
- "We are the cheapest." — We are not. Anyone who cuts out drying times, leaves out the waterproofing and does not price in waste disposal is cheaper. Until the final invoice.
- "It can be done in two weeks." — Cement screed needs around 28 days before it is ready for floor coverings. That is physics, not something to negotiate. Anyone who promises otherwise is working against the screed's readiness — and in two years you will have hollow-sounding tiles.
- "I can tell you straight away on the phone what it will cost." — No. What a renovation costs is decided by the condition behind the wall. You only see that once it is opened up. A price given over the phone is either too high — and we lose the job — or too low, and then the variations follow.
- "We do everything ourselves." — We are not allowed to. Structural engineering (§ 94 no. 5), electrics (§ 94 no. 16), gas/plumbing (§ 94 no. 25) and tiling (§ 94 no. 38) are regulated. Anyone who claims to do all of it themselves either holds four licences — or has a problem.
When you do not need us
Not every project needs a construction company. At the site visit we will tell you honestly if we are not the right choice — even if that means losing a job.
A single trade
If all you need is a painter, you do not need a coordinator. Hire the painter directly — it is cheaper.
Mainly structural engineering and design
If your project consists mainly of permit planning and structural calculations, go straight to a licensed master builder (Baumeister). A construction company in between is one layer too many.
Technically sound, just old
Copper pipework, waterproofing intact, no damp damage? Then a refurbishment is enough. Save yourself the money.
Why we say this: a customer we sold an unnecessary renovation to will not come back and will not recommend us. A customer we told honestly that their bathroom will last another ten years will call us in ten years — and in the meantime, when the riser renovation in the building comes up.

what you should know
So that you know exactly what to expect, we answer the most important questions here — honestly and from the practice of a construction company that carries out the work itself.
What does interior renovation mean?
An interior renovation renews the inside of a building — walls, floors, ceilings, bathrooms, electrics and installations — while the façade and load-bearing structure remain in place. It is the right choice when everything is fine on the outside but the inside needs to be modernised or renovated.
What does an interior renovation include?
Depending on requirements: renewal of floors, walls and ceilings, new electrics and installations, bathroom renovation, drywall for new room layouts and painting. We coordinate all trades from a single source so that everything fits together.
Interior renovation or gut renovation?
An interior renovation renews the surfaces and the technical systems but usually leaves the basic structure in place. A gut renovation goes right back to the shell. What makes sense depends on the condition — we assess this honestly during the on-site inspection.
What does an interior renovation cost?
The costs depend on the area, scope and fittings. After an on-site inspection, you receive a binding fixed-price quotation.
