Skyline Bau is the brand of the construction and renovation division of Bling Bling GmbH, a restricted construction trade business under § 99 GewO – not a licensed master builder (Baumeister). We say this openly because it determines who is on your building site. You can check it in the public GISA register, for us as for any other provider. More on this at Master builder Vienna.

Old building renovator, developer or general contractor? Anyone looking for an old building renovator in Vienna will come across three types of provider. A developer buys, renovates and sells on its own account. A general contractor takes on your old building renovation or refurbishment with one contract for all trades. A single tradesman does one trade. For owners who want to have their property renovated, the general contractor is usually the shortest route – details at Old building renovation Vienna and General contractor Vienna.
Finding a good construction company: ask for the trade licence for every trade, for a fixed price under ÖNORM B 2110 instead of hourly rates, for a permanent site manager and for references from your district. A reputable quote lists services, quantities and exclusions individually – this is how construction companies in Vienna can be compared fairly.
Renovating apartments: the order that makes sense
When apartments are renovated, the order of the work decides about cost and trouble. First comes what will be invisible later: electrical wiring, water and waste pipes, a new screed where needed. Only then follow tiles, floors and painting. Anyone who does it the other way round – sanding the parquet first and replacing the pipes a year later, for example – pays twice.
In a Viennese old building it pays to look at the riser beforehand. If it is made of galvanised steel or lead, the riser question belongs in the planning before the new bathroom is tiled. In apartments from the sixties and seventies, on the other hand, it is often aluminium wiring and thin screeds that determine the scope.
As a rough guide, net reference values: a purely cosmetic renovation costs 250 to 450 €/m², a complete apartment renovation with new pipes and wiring 900 to 1,500 €/m². The details with worked examples are on the page Apartment renovation in Vienna; if you only want to renew the bathroom, you will find the process under Bathroom renovation.
How to recognise a good renovation company in Vienna
What sets a renovation company apart from a single tradesman is above all that it takes over the interfaces. Between plumber, electrician, screed layer and tiler, most mistakes happen exactly where one stops and the next one starts: a waterproofing layer damaged during the pipe replacement, a screed covered too early.
Three questions help with the choice. First: does the quote list every item with quantity and unit price, or only a lump sum? Second: who carries out regulated work such as electrics or gas, and is that business named in the quote? Third: what is explicitly not included? A serious contractor writes it down instead of charging it later as an extra.
With us, our own people carry out the non-regulated trades; for electrics, gas, plumbing and structural engineering we work with authorised partner companies. An overview of all types of renovation with price ranges is on the page Renovation in Vienna.
General construction and renovation: when one contract for everything makes sense
“General construction” usually means that one company takes on a building project with all trades and is liable for it as the only contractual partner. In a renovation this pays off above all when more than three trades interlock – an apartment stripped back to the shell, for example, or a house where roof, facade and building services are renewed at the same time.
The price for this is a coordination surcharge of roughly 8 to 15 % on the trades, net reference value. Against it stand: one schedule instead of five, one warranty instead of five separate ones, and no dispute about who caused the damage to the neighbouring trade. For a single trade, painting only for example, it is not worth it – and we say so.
What a comprehensive general renovation includes and costs is explained on the page General renovation Vienna; what the role of the general contractor looks like contractually is described under General contractor.
Building the shell: what has to stand before the fit-out begins
The shell comprises everything load-bearing: foundation or base slab, walls, floor slabs, stairs and usually the roof structure. While the shell is being built, the decisions are made that can later only be changed at great expense – empty conduits in the slab, openings for building services, the heights of window and door openings.
In Vienna there is the added fact that the site is rarely on a greenfield. Between two existing buildings or in a courtyard, the crane position has to be clarified, the neighbouring buildings recorded in a condition survey and the delivery of concrete and bricks coordinated with loading zones and no-stopping areas. This logistics takes time and belongs in the construction schedule.
As a net reference value, a shell costs 780 to 1,700 €/m², depending on construction method, basement and number of storeys. The process from the excavation pit to the topping-out is on the page Shell construction Vienna, the complete package up to the handover of the keys under New build.
Water damage: first the cause, then drying, then renovation
After water damage, the reflex to repaint immediately is understandable. It is the most expensive mistake. Moisture migrates into screed, insulation layer and masonry and stays there for weeks, even when the surface has long looked dry. If it is sealed too early, stains and mould come back.
The right order: find and fix the leak, measure and document the moisture, dry technically, and only then renew floors, plaster and paint. The documentation also matters for the insurance, because without a measurement record the extent of the damage is hard to prove later.
The range is wide, net reference value 1,800 to 45,000 €, because anything is possible between a wet patch under the sink and a soaked floor build-up across two storeys. How we measure, dry and invoice is described under Water damage restoration; for drying alone see Building drying.
Large construction companies in Vienna – and what a medium-sized general contractor does differently
Anyone searching for large construction companies in Vienna finds groups with thousands of employees that build bridges, office towers and housing estates. For such projects they are the right choice. For the renovation of an old-building apartment, a loft conversion or a detached house they usually are not: the minimum order size is often far above it, and the execution is passed on to subcontractors anyway.
We are not a group but a medium-sized general contractor. That has limits – we do not take on a major site with two hundred apartments. But it also has advantages: the site manager who does the site visit also looks after the site. Decisions are made without several layers of hierarchy, and smaller projects from a single room upwards are not turned down because they do not pay off for a large organisation.
How to compare construction companies regardless of their size is explained on the page Construction companies in Vienna.
Construction engineering: who plans, who calculates, who builds
Anyone looking for a construction engineering firm in Vienna often means two different things. One is the planning side: structural analysis, building physics, the permit submission to the building authority (MA 37). That is done by chartered engineers and authorised planning firms. The other is the executing side, i.e. the company that implements the plans on site.
In practice both sides have to work closely together. A structural calculation for a wall opening is of little use if the execution supports the lintel wrongly, and good execution does not help if the thermal insulation certificate specifies an insulation thickness that does not even fit into the window reveal. That is why, for projects that intervene in the building fabric, we bring the planners in from the start and agree details before construction begins, not during it.
Which work needs which licence and how we handle it is stated openly on the page Master builder work in Vienna.
Old building or post-war building: why the same renovation costs different amounts
A Gründerzeit building from around 1900 and a residential block from the sixties are renovated using the same terms, but technically they have little in common. In the old building, thick brick walls with lime mortar carry the load, the floors are often timber beam ceilings with fill, and ceiling heights are over three metres. That means more surface to plaster, floors that move, and fill that produces a lot of rubble and dust when opened up.
Post-war buildings, by contrast, have thinner walls, reinforced concrete slabs and low rooms. There, sound insulation is often the issue, and pipes and cables run in concrete, which makes chasing work more laborious.
This explains why price ranges per square metre are so wide and why a serious price needs a site visit. What has to be considered specifically in old buildings is described on the page Old building renovation; for entire Gründerzeit houses there is a separate page on the Gründerzeit building.
Leaking terrace: why new tiles alone do not help
When damp patches appear on the ceiling below a terrace, it is almost never the tiles themselves but the waterproofing underneath, a missing fall, or the junctions with the house wall and the terrace door. Gluing new tiles onto an old, cracked waterproofing only postpones the problem by one or two winters.
A terrace renovation therefore starts with stripping back to the bare slab. Then the fall is created, the waterproofing renewed and taken up at the wall junctions, and only after that comes the covering. For roof terraces above living spaces, the insulation is part of it too.
Net reference value: 150 to 320 €/m², depending on the build-up and the covering. The individual layers and typical damage patterns are explained on the page Terrace renovation and waterproofing.
Loft conversion with a general contractor: why so many trades come together here
Hardly any project bundles as many disciplines as converting an attic into living space. Carpenters, sheet-metal workers and roofers work on the envelope, structural engineers and planners on the load-bearing structure and the permit submission, plus drywall, building services, windows, screed and often a lift. Each of these trades depends on the one before, and with the roof open the weather has a say too.
A single general contractor responsible for all the work shortens above all the phase in which the roof is open. The shorter this time, the lower the risk of rain getting into the apartments below – a point that property managers and co-owners rightly raise first.
On top of that come questions that have to be settled before the first drawing: can the top floor slab carry the new load, is the foundation sufficient, is a lift needed, and what does the Vienna Building Code say about dormers and terraces? Net reference values, costs, construction time and the approval route are described on the page Loft conversion Vienna.
The districts we work in
We work in all 23 districts. What differs between the districts is less the price than the building stock – and with it the kind of work that typically arises there. Inside the Gürtel, tenement buildings with timber beam ceilings and inner courtyards dominate; in the outer districts detached houses, housing estates and post-war residential buildings. The organisation of the site changes too: in densely built-up areas, loading zone, stairwell protection and quiet hours count; on the outskirts it is more about access, storage space in the garden and dealing with groundwater.
Innere Stadt and Landstraße
In the 1st district (1010) it is almost always about existing buildings: general renovations of apartments and offices in Baroque and Gründerzeit houses, often in a protection zone or under heritage protection. Shell work here usually means a loft conversion or adding a storey, hardly any new construction. The real challenge is the logistics in narrow lanes and pedestrian zones. In the 3rd district (1030), many Gründerzeit tenement buildings stand next to new quarters on former railway and industrial land; there you find both renovations and new shells in building gaps and courtyard wings.
Hietzing, Penzing and Währing
In the 13th district (1130), villas and detached houses shape the picture, many of them from the first half of the 20th century. Roofs, facades, basements and building services are renovated there, often as a complete package. In the 14th district (1140), the range extends from the tenement building near the Gürtel to the detached house on a slope by the Vienna Woods, where damp in the basement and slope water are an issue. In the 18th district (1180) there are Gründerzeit residential buildings and the villas of the Cottage quarter, where renovations are planned with respect for the facade articulation and the existing fabric.
Floridsdorf and Donaustadt
North of the Danube, in the 21st district (1210) and the 22nd district (1220), there are many detached and terraced houses from the sixties to the eighties, plus large housing estates and new development areas. Typical for renovation in Donaustadt and Floridsdorf are insulation, window replacement, bathroom conversion and damp basements, in lower-lying areas with higher groundwater. Water damage here often comes from old pipes in estate houses or from backflow during heavy rain.
The site visit is organised the same way in all districts. For enquiries from the municipalities around Vienna, for example to the north and south of the city, there is the page Construction company Lower Austria.
Döbling (1190): general construction and renovation in villas and old winegrowers' houses
Döbling is divided in two in terms of building stock. Around Grinzing, Sievering and Nussdorf stand former winegrowers' houses with thick rubble-stone walls, vaulted cellars and often damp plinth zones. On the slope above are villas from the Gründerzeit and the inter-war period, which today are divided, extended or completely renewed. Typical for a general construction renovation in the 19th district is therefore the combination of basement damp-proofing, a new roof, building services and interior fit-out under one contract. Added to this are hillside plots with retaining walls, narrow access roads and parts that lie in a protection zone, which affects facade and windows. How such a complete contract is structured is described on the page General renovation.
Wieden (1040): general construction and renovation in dense Gründerzeit stock
The 4th district is densely built up. Between Naschmarkt, Karlsplatz and the Gürtel stand mainly 19th-century tenement buildings, many with a converted attic or one that can still be converted, and narrow inner courtyards. A renovation in Wieden usually means: an occupied building, work across several storeys, material carried up a narrow stairwell and delivery via a loading zone applied for at the municipal authority. Anyone awarding a general construction contract here wants one thing above all: that riser renovation, apartment conversion and loft conversion are scheduled so that the tenants are not without water for months. More on the pages General contractor and Tenement building renovation.
Construction planning: what has to be fixed before a price is serious
A building project goes through several planning stages. At the start is the design, which shows what is to be built. If the project needs a permit, the submission planning for the building authority follows – in Vienna the MA 37. Then comes the detailed design with details, structural analysis and building services, and only from that does a bill of quantities emerge that can be priced. Many quotes differ because they are based on different planning stages. For new builds, extensions or loft conversions we work with planners and authorised partner companies who prepare the submission and the structural analysis; for smaller conversions an on-site survey is often enough. How planning comes together on larger projects is shown on the pages New build and Loft conversion.
Construction supervision in Vienna: who represents the client
Construction supervision usually means that someone accompanies the building project on behalf of the client: compares quotes, monitors deadlines, checks invoices and inspects the execution. In technical jargon this role is often called local site supervision. The distinction is important: a general contractor who builds itself cannot exercise this control independently of itself. What we take on is the site management of our own site – coordination of all trades, schedule, photo documentation, acceptance. Anyone who also wants independent control, for example for a larger renovation in a tenement building or for a community of owners, is best advised to commission their own supervisor. We are happy to work with them, because clear inspections prevent later disputes. What our site management looks like in detail is on the page Site management.
Renovation company for Vienna and the surrounding area – not for all of Austria
Anyone searching for a renovation company in Austria finds many providers who want to work everywhere. We deliberately work in a smaller area: in Vienna and the surrounding area in Lower Austria, for example in Mödling, Baden, Purkersdorf, Klosterneuburg or Korneuburg. The reason is practical. A renovation depends on the site management being on site quickly when something unexpected turns up behind a tile, and on tradespeople not driving for hours to get there. For Carinthia, Tyrol or Styria, local businesses are the better choice. What we do in the surrounding area and where the limits are is on the page Construction company Lower Austria; for apartments in the city the page Apartment renovation is the right one.
