Ancillary services that should be in the offer
| Item | Unit | Net price | Why it is needed |
|---|---|---|---|
| Interior reveal insulation | lin. m | 28–65 € | without it the thermal bridge remains and mould develops |
| Plaster stop bead with sealing tape | lin. m | 12–28 € | crack-free transition from plaster to frame |
| Interior window sill | lin. m | 45–160 € | Timber, stone or engineered stone |
| Exterior aluminium window sill | lin. m | 55–120 € | with side end caps and sealing |
| Pre-compressed sealing tape outside | lin. m | 8–18 € | driving-rain-tight and vapour-permeable |
| Vapour barrier membrane inside | lin. m | 10–22 € | airtight layer to ÖNORM B 5320 |
| Roller shutter or external venetian blind | pcs | 450–1.600 € | top-mounted or front-mounted, more with motor |

| Painting after installation | lin. m | 18–45 € | Fill, prime and paint the reveal |
Total around €21,000 net. The €7,400 for reveals, junctions and roller shutter boxes is the part that cheaper offers leave out – and it is exactly what decides whether mould appears at the window corner in winter.
Materials compared
| Material | Price per window | Service life | Maintenance | In a protection zone |
|---|---|---|---|---|
| PVC | 620–1.100 € | 30–40 years | none | usually not permitted |
| Timber | 950–1.500 € | 40–60 years | painting every 8–12 years | permitted with matching glazing bars |
| Timber-aluminium | 1.200–1.800 € | 50–70 years | rarely inside, none outside | depending on the elevation |
| Aluminium | 1.100–1.700 € | 50+ years | none | rarely permitted |
| Box-type window refurbished | 900–2.200 € | another 40+ years | painting every 10–15 years | always permitted, often required |
Calculated over the service life, PVC and timber-aluminium are closer together than the purchase price suggests. In Vienna, the decisive factor is often not the material anyway, but what MA 19 permits.
Box-type windows: replace or refurbish
In Viennese Gründerzeit buildings this question arises on almost every project. It is often answered too quickly in favour of replacement.
| Criterion | Refurbishing box-type windows | Installing a new window |
|---|---|---|
| Cost per window | 900–2.200 € | 750–1.800 € |
| Achievable U-value | 1.3–1.8 W/m²K | 0.8–1.1 W/m²K |
| Sound insulation | very good, two layers with an air gap | good to very good, depending on the glazing |
| In a protection zone | always permitted | only with a matching elevation |
| Preservation of the fabric | complete | irretrievably lost |
| Reveal depth and light | remains | frame becomes wider, glass area smaller |
| Service life | another 40+ years | 30–50 years |
- The sound insulation of old box-type windows is underestimated. Two window layers with an air gap of 15 to 25 cm between them often insulate against traffic noise better than a modern single window with triple glazing. Anyone living on a noisy street may sometimes lose peace and quiet by replacing them.
- The U-value is worse, but not disastrous. A refurbished box-type window with seals and a low-e pane in the inner sash achieves 1.3 to 1.8 W/m²K – compared with 2.5 to 3.0 in the unrefurbished state.
- The fabric cannot be replaced. Profiled frames, historic fittings, hand-crafted glazing bars – a replica costs €1,800 to €3,500 per window and is rarely as good.
- New windows make the building more airtight. The air exchange through leaky box-type windows disappears. Without changed ventilation habits, mould develops – the most common consequential damage after replacing windows in a period building.
The installation decides, not the window
The relevant standard is ÖNORM B 5320. The rule behind it is: tighter on the inside than on the outside.
What must be observed with the authorities in Vienna
- Protection zone: MA 19 assesses every change to the elevation. Glazing bars, profile width, colour and material are checked. PVC is regularly not permitted on street facades.
- Listed building protection: the Federal Monuments Office also decides. Refurbishing the existing windows is then usually the only option.
- Courtyard facade: considerably more is possible than on the street side – a common solution is to replace on the courtyard side and refurbish on the street side.
- Condominium ownership: windows are generally a common part of the property. Replacing windows in individual flats requires a resolution, otherwise the facade looks inconsistent.
- Duration of the procedure: two to four months for clarification in protection zones. This belongs at the start of planning, not at the end.
The eight most common mistakes when replacing windows
- Installed with expanding foam only. No airtight interior junction, moisture condenses in the joint.
- Reveal not insulated. The thermal bridge remains, mould appears at the internal corner in the first winter.
- Ventilation habits not adapted. The building is more airtight, the moisture stays inside.
- Exterior window sill without side junction. Water runs into the joint and into the wall.
- Saving on the plaster stop bead. The transition cracks open within a year.
- Box-type windows disposed of without being checked. Fabric lost that cannot be restored – and possibly not permitted in a protection zone.
- MA 19 not consulted. Removal at your own expense, plus proceedings.
- Windows installed before the facade insulation. Then the fresh facade has to be opened up again – both belong in one go.
How to check a window offer
When you do not need us
If only a single window sticks or the seal is porous, a window fitter is enough – a construction company is one level too many for that. If you want to insulate the facade anyway, the window replacement belongs there: the scaffolding is up, the reveals are being worked on, and only then can the junction be solved cleanly.
And if your windows face the street in a protection zone, first clarify with MA 19 what is permitted – that costs nothing and saves you an offer that will never be implemented.
Complete supply and installation: what a complete offer for window replacement should include
Many households wanting to replace their windows look for a provider who handles complete supply and installation – and then find that "complete" is interpreted very differently. For one, the job ends when the frame has been foamed in; for another, the reveal, window sill and painting are included. What counts for you is the result: an airtight window in a finished wall.
A complete package has a clear sequence. First the measurement on site, during which the masonry, roller shutter box and junction situation are also recorded. Then the order from the manufacturer according to these dimensions, delivery into the flat, removal and disposal of the old windows, installation with an airtight junction on the inside and a driving-rain-tight one on the outside, followed by plastering in, reveal, window sills and painting. Only when all this is done is the room habitable again.
Why this bundling makes sense: every interface between two firms is a point where nobody is responsible. If condensation forms on the reveal, the fitter says it is due to the plaster and the painter points to the installation. With one contractor for all steps, this discussion does not happen. If the walls are to be freshened up afterwards as well, you will find the right services on the painting work page.
Renovating doors instead of replacing them: new fittings, adjustment, painting
Not every door that sticks or has become unsightly has to go. In Viennese period buildings in particular, the original panelled doors and double doors are often more solid than any catalogue door today. A door renovation starts with the question of what actually bothers you. If the door scrapes on the floor, the frame has usually settled or a hinge is worn – this can be readjusted. If it closes poorly, replacing the fittings with a new lock, new handle set and matching strike plate often helps.
Visually, painting makes the biggest difference. Several old layers of oil paint are stripped or sanded, cracks are filled and the surface is repainted. The costs depend almost entirely on the substrate: a smooth, well-preserved door is done quickly, one with five layers of paint and mouldings takes considerably longer. For comparison: according to the prices above, a new interior door including frame and installation costs €480 to €1,200 net. If the renovation stays below that and the fabric is good, it is the better choice. For flat entrance doors with fire or sound protection requirements, however, renovation is rarely enough.
Windows in detached and terraced houses on the outskirts
In Liesing in the 23rd district (1230) and in other outer districts there are many detached and terraced houses from the 1960s to the 1980s. The questions there are different from those in a Gründerzeit building. There are no box-type windows, but coupled or early insulated glass windows, often with roller shutter boxes that are barely insulated. Here window replacement brings the most benefit if the box is insulated at the same time and the junction with the external wall is carried out cleanly. If facade insulation is planned, the new windows should move outwards into the insulation layer – which is why it pays to plan both together with the facade insulation.
