Roof renovation Vienna before the stain appears on the ceiling.

Roof renovation Vienna: from the construction company that does the work — not from an agent.

Roof renovation Vienna: renovating a roof in Vienna costs 180 to 320 euros per square metre of roof area. With over-rafter insulation €280 to €450/m², flat roof €150 to €300/m². Included are stripping, roof underlay, battens, covering, sheet-metal work and disposal. Construction time 2 to 5 weeks.

Renovating a roof in Vienna costs €180 to €320 per square metre of roof area. A 200 m² roof therefore comes to €36,000 to €64,000 net, with over-rafter insulation €56,000 to €90,000. Included are stripping the old covering, roof underlay, battens, covering, sheet-metal work on valleys, chimneys and gutters, and disposal. On top of that comes scaffolding at €12 to €22 per m² per month. After the renovation the U-value should be 0.15 to 0.20 W/m²K – this is a prerequisite for the THEWOSAN subsidy. After a roof truss fire, see Fire Damage Restoration – emergency sealing, structural engineering and the process are described there.

How to tell that your roof is due

  • Damp patches in the attic after rain or snowmelt, especially at valleys and chimneys.
  • Daylight in the roof space where there should be none.
  • Displaced, broken or missing tiles – usually after a storm, often unnoticed.
  • Moss and growth in the interlocks, which holds back water and soaks the tiles.
  • Rust streaks on gutters, valleys and flashings: the sheet-metal work has reached the end of its life.
  • Sagging roof surfaces or eaves – a sign of damaged rafters or beam ends.
  • Render flaking off the chimney head, the classic entry point for water.
  • Covering older than 50 years. Even without visible damage, its service life has been reached.
Roofs almost never leak across the surface, but at the connections: valley, chimney flashing, wall abutment, eaves, gutter outlet. That is why the sheet-metal work decides the life of a roof – not the brand of tile.

Roof covering materials compared

Clay roof tiles65–120 €60–80 yearsPitched roofs from 22°, standard in Viennese period buildings
Concrete roof tile48–85 €40–60 yearscheaper but heavier – check the structure
Standing-seam titanium zinc140–260 €50–80 yearslow pitch, conservation zone with historic metal roofing

Slate180–350 €80–100 yearslisted buildings, elaborate laying
Bitumen shingle35–70 €20–30 yearsOutbuildings, garage, garden shed

In Viennese period buildings the choice is rarely free: pitch, roof truss statics and, in conservation zones, MA 19 impose restrictions. A heavy concrete tile on a Gründerzeit roof truss designed for clay tiles is not a saving but a structural problem.

The build-up of a renovated pitched roof

1 · Roof trussExposed and inspected. Damaged rafter ends at the eaves are cut off and spliced, rotten rafters replaced. This is the only moment when the structure can be reached without extra effort.
2 · Vapour retarderFor a converted roof or one to be converted in future: airtight, with taped overlaps and sleeves at every penetration. A leaking vapour retarder leads to wet insulation within two winters.
3 · InsulationOver-rafter insulation continuous over the rafters, 24 to 30 cm, without thermal bridges. Target value 0.15 to 0.20 W/m²K.
4 · Roof underlayVapour-permeable, drains off wind-blown snow and driven rain. Tiles are rainproof, not waterproof – that is the difference that counts in a storm.
5 · Counter-battens and roof battensThe counter-battens create the ventilation gap without which any insulation becomes damp. Batten spacing according to tile format, not by feel.
6 · CoveringTiles with storm clips, in Vienna especially at the eaves, ridge, verge and in the first two rows – wind suction acts most strongly there.
7 · Sheet-metal workValleys, chimney flashings, wall abutments, verge, eaves flashing, gutters and downpipes. This is where it is decided whether the roof will still be watertight in ten years.
8 · Safety equipmentSnow guards above entrances and footpaths, safety hooks for later maintenance, walkways on larger roofs.

Six special features of Viennese roofs

1. The Gründerzeit roof truss was not built for residential use

It carries the covering and snow, nothing more. As soon as insulation, conversion or a heavier material is added, the structure must be checked. Typical findings: rotten rafter ends at the eaves where water has penetrated for decades, and connections to the wall plate that were never intended for tensile forces.

2. Conservation zone and MA 19

Large parts of the Gründerzeit stock lie in conservation zones. There, every change visible from public space is assessed: material, colour, pitch, dormers, roof windows, solar systems. Considerably more is possible on the courtyard side than towards the street. Two to four months of lead time must be planned in.

3. Narrow streets, no storage space

Inner-city sites have no space. Material arrives just in time, rubble goes down the chute into the container, parking lanes need a permit from MA 46. In streets with trams or cycle paths, every delivery becomes a matter of scheduling. Anyone who does not plan this loses weeks.

4. Occupied apartments below the site

Work is carried out in sections, and every opened area is closed rainproof in the evening. Where the use below is sensitive – freshly renovated apartments, medical practices – a weather-protection roof over the scaffolding is added. That costs €15,000 to €40,000, but is cheaper than water damage over three floors.

5. Many old chimneys

Viennese period buildings often have four to eight chimney heads on the roof, many of them unused. Each one is a potential leak. Chimneys that are no longer needed can be taken down below the roof – that saves money in every future renovation. Active chimneys need approval from the chimney sweep.

6. Asbestos in the existing structure

Corrugated Eternit sheets on side roofs, courtyard canopies and garages almost always contain asbestos up to 1990. Sampling before construction starts costs €800 to €2,500, disposal €300 to €700 per tonne. Anyone who strips without investigation risks the site being shut down.

Flat roofs: different rules

A flat roof is not a flat pitched roof but a component in its own right. Leaks almost always arise at details, not across the surface.

  • Fall of at least 2%. Standing water accelerates the ageing of any waterproofing and freezes in winter.
  • Outlets and emergency overflows. A blocked outlet without an emergency overflow floods the roof – 10 cm of backed-up water means 100 kg per square metre.
  • Upstand heights. At least 15 cm above the top of the finish at rising components, less at doors with a drainage channel.
  • Choice of material. Two-layer bitumen is robust and easy to repair, single-layer synthetic membrane is lighter and quicker, liquid plastic for complicated connections and penetrations.
  • Penetrations for ventilation, antennas and cables are the most common leak points. Each needs an integrated sleeve, not a silicone joint.
  • Green roofs extend the life of the waterproofing but need a root-resistant layer and a structural check – an extensive green roof weighs 80 to 150 kg/m² when saturated.

How a roof renovation runs

1 · Site visit and surveyInspect the attic and roof surface, document damp spots, check rafter ends, inspect chimneys and connections. Photo report, and from it the cost estimate.
2 · ClarificationsConservation zone with MA 19, structural engineering for heavier material or a conversion, asbestos sampling if suspected, eligibility for THEWOSAN or base renovation subsidies.
3 · Scaffolding and site setupScaffolding with safety net, site fencing, debris chute, MA 46 parking-lane permit, delivery times. Information for neighbours and a notice in the staircase.
4 · Stripping, in sectionsOnly open as much as can be closed again the same day. Separate rubble by type – that noticeably reduces disposal costs.
5 · Inspecting and strengthening the roof trussNow the structure is visible. Damaged areas are replaced or spliced, as specified by the structural engineer and with photo documentation.
6 · Insulation, underlay, battensWith over-rafter insulation in one go with the roof underlay. Ensure ventilation through counter-battens.
7 · CoveringFrom eaves to ridge, with storm clips in exposed areas. Verge and ridge last.
8 · Sheet-metal workValleys, chimney flashings, connections, gutters, downpipes. This part needs time – it is not rushed.
9 · AcceptanceWatertightness check, inspection of all connections, acceptance report under ÖNORM B 2110, handover of photo documentation and disposal certificates, scaffolding dismantled.

The eight most expensive mistakes in roof renovations

  • Saving on the sheet-metal worker. The tiled area is rarely the problem. Cheap connections cost the whole roof in five years.
  • No roof underlay. Saves €9 to €22/m² and lets wind-blown snow onto the insulation.
  • No counter-battens. Without ventilation, moisture stays in the build-up and the insulation loses its effect.
  • Heavier material without a structural check. Concrete tiles on a roof truss designed for clay tiles.
  • Keeping old gutters because the roof is new. The scaffolding is up once – anyone who replaces the gutter later pays for it twice.
  • Insulating without a vapour retarder. The surest way to blackened rafters within two winters.
  • Adding photovoltaics to the old roof later. In a few years everything has to come off again.
  • Chimney head not included. The classic entry point for water – and the place nobody likes to rework later.

How to check a roofing quote

Is the sheet-metal work listed individually?Valleys, chimney flashing, gutters, downpipes with linear metres. “Sheet-metal work lump sum” is not an item but a placeholder.
Is the roof underlay included? With product details and square metres. It is not an ancillary service.
Is the scaffolding included and for how long?€12 to €22 per m² per month. Extensions incur costs – clarify who bears them.
How is disposal handled?Quantities, fractions, certificate. If asbestos is suspected, a separate item with sampling.
Who inspects the roof truss? And what happens if damage is found? An assumed quantity with a unit price is more serious than “if required”.
Are storm clips provided? In Vienna especially at the eaves, ridge and verge. Every good quote includes them.
How is work done when it rains? In sections with daily rain protection or with a weather-protection roof. The answer says a lot about site management.
What warranty, what liability insurance?Three years on construction work, ten years on the waterproofing. Liability insurance of at least €3 million for work above occupied floors.

Who we renovate roofs for

Property management companies

Roof as part of a base renovation, coordinated with facade and scaffolding. Verifiable bill of quantities, weekly photo reports, coordination with residents.

Tenement building owners

Roof first, always. A leaking roof destroys fabric on every floor below – and is the prerequisite for any later attic conversion.

Homeowners

Re-roofing with insulation, roof windows and photovoltaics in one go. Clear price, clear construction time, no double scaffolding costs.

After storm damage

Emergency sealing within 24 hours, photo documentation for the insurer, then the permanent repair.

When you do not need us

If only a few tiles have slipped and the surface is otherwise intact, a roofer with an aerial work platform for a few hundred euros is enough. If the building is getting a base renovation in two years anyway, the roof belongs in that and should not be awarded as a separate measure – otherwise the scaffolding goes up twice.

And if the attic is to be converted, plan both together: awarding roof and conversion separately is the most expensive option. We tell you that during the site visit, even if it postpones a job for us.

Roof repair or roof renovation of a period building

Not every leaking roof needs re-roofing. A roof repair – individual tiles, a valley, a connection – costs €800 to €4,500 and is done in one to three days. In period buildings, for example in Liesing, Döbling or the Gründerzeit districts, as roof renovators we first check the roof truss and beam ends. If the covering has reached the end of its life, re-roofing follows at €180 to €320/m².

Roof renovation of period buildings in Liesing (1230): what characterises the roofs there

The 23rd district is architecturally divided in two. In the old village centres of Atzgersdorf, Mauer, Rodaun, Inzersdorf and Kalksburg stand one- to two-storey houses from the 19th and early 20th centuries, often with steep gable roofs, courtyard extensions and roof trusses that have been added to over generations. Alongside these are villas on the edge of the Vienna Woods and many estate houses from the interwar and post-war periods. Anyone planning a roof renovation for a period building in Liesing therefore rarely encounters a standard roof. Often several coverings are combined on one house: plain tiles on the main house, corrugated sheets on the outbuilding, metal on the dormer. The timber structure tends to be small-scale, and beam ends or eaves purlins are located where water ran over a defective gutter for decades. Before covering, we therefore check the roof truss bay by bay. A second point is the location on the slope towards the Vienna Woods: more wind and more snow than in the densely built centre call for storm clips on every tile and adequately sized snow guards above footpaths and driveways.

Roof refurbishment, roof renewal, re-roofing: three terms, three scopes

The terms are used interchangeably in everyday speech, but they should not be in a quote. A roof refurbishment usually means repairing the existing covering: replacing broken tiles, re-bedding or dry-fixing ridge and hip, resealing connections to chimney and wall, cleaning and aligning gutters. The fabric remains and the intervention is manageable. In re-roofing, the old covering comes off, battens and roof underlay are rebuilt, the new covering follows, and the roof truss remains unchanged. Roof renewal goes further and also includes insulation, reinforced rafters where necessary and new sheet-metal parts. The net guide values on this page are €180 to €320/m² for re-roofing, €280 to €450/m² with over-rafter insulation, and a lump sum of €800 to €4,500 for smaller repairs. Anyone who wants to know what re-roofing costs in Austria should always ask which of these three scopes is meant. Many cheap figures refer only to tiles and battens, without sheet-metal work, scaffolding and disposal.

Flat roof repair: when patching is enough and when it is not

A leaking flat roof on a garage, extension or courtyard wing can often be repaired locally if the damage is clearly limited: an open seam, a detached parapet flashing, a blocked outlet. Then the area is exposed, dried and covered with a suitable membrane. It becomes more difficult when water has already run into the insulation. Saturated insulation boards practically no longer dry out under a tight waterproofing, lose their effect and put a load on the ceiling below. A moisture measurement or a small test hole shows how far the water has spread. If a large part of the surface is affected, rebuilding with falls and new outlets is cheaper in the long run than the third repair in five years. For roof terraces above living spaces, it is worth looking at renovating terraces and roof terraces, because finish, waterproofing and drainage are interconnected there.

Having a roof covered in Vienna: what must be clarified before the first batten

Before a roof is re-covered, three questions arise. First, the structure: a heavier concrete tile on an old, slender roof truss can be too much. Second, the use of the attic in the coming years, because anyone who wants to convert later should choose the insulation layer correctly now, otherwise work is done twice. Third, the chimney: unused flues can be taken down, used ones need new flashing and often a report from the chimney sweep. The answers feed directly into material, build-up and price. When choosing the insulation, a comparison with insulating the top floor ceiling helps, which is often sufficient for an unoccupied attic.

Frequently asked questions about roof renovation in Vienna

What does a roof renovation cost per square metre?
€180 to €320 per square metre of roof area for re-roofing including stripping, roof underlay, battens, covering, sheet-metal work and disposal. With over-rafter insulation it is €280 to €450/m². A flat roof costs €150 to €300/m².
What does it cost to renovate a 200 m² roof?
€36,000 to €64,000 net for re-roofing, with over-rafter insulation €56,000 to €90,000. On top come scaffolding at €12 to €22 per m² per month and disposal, separately if asbestos is found.
What does re-roofing alone without insulation cost?
€180 to €320/m². If the roof truss is sound and the battens are intact, this can drop to €120 to €200/m² – that is only decided once the roof is open.
How can I tell that my roof needs renovating?
Damp patches in the attic after rain, displaced or broken tiles, moss growth in the interlocks, rust streaks on gutters and valleys, sagging roof surfaces, light spots in the roof space in daylight. With coverings over 50 years old, replacement is overdue anyway.
Can individual tiles be replaced instead of re-roofing?
With limited damage yes, €15 to €40 per tile plus call-out. Sensible if the surface is otherwise intact. With a covering at the end of its service life, this only postpones the investment by one or two years and means paying for scaffolding twice.
Which material suits a Viennese roof?
Clay tiles for pitched roofs from 22 degrees, service life 60 to 80 years. Concrete tiles are cheaper and heavier, 40 to 60 years. Standing-seam titanium zinc or aluminium suits low pitches and often matches the historic appearance in conservation zones, 50 to 80 years. Bitumen shingles are the cheapest option with the shortest service life.
What does a metal roof cost compared with a tiled roof?
Standing seam costs €220 to €400/m² compared with €180 to €320 for tiles. In return it lasts longer, is lighter and also works at low roof pitches. In conservation zones with historic metal roofing it is often required anyway.
What is a roof underlay and why is it important?
A vapour-permeable membrane under the battens that drains off wind-blown snow and driven rain. Tiles are not waterproof, they are rainproof – the difference shows in a storm. Without an underlay, water ends up on the insulation.
Over-rafter or between-rafter insulation?
Over-rafter insulation lies continuously above the rafters, has no thermal bridges and requires no opening from inside – but the roof has to be re-covered anyway, surcharge €100 to €180/m². Between-rafter insulation is installed from inside, is cheaper, but is interrupted by the rafters. When the roof is being re-covered, over-rafter insulation is almost always the better choice.
What U-value should the renovated roof achieve?
0.15 to 0.20 W/m²K. That corresponds to 24 to 30 cm of insulation, depending on the material. This value is a prerequisite for subsidised renovations and makes the difference between a usable attic floor and one that is unbearable in summer.
What does attic floor insulation cost in comparison?
€35 to €70/m², i.e. a fraction of roof insulation. If the attic is not to be converted, it is the most economical measure of all: low cost, immediately noticeable effect on the heating costs of the whole building.
Why is sheet-metal work so important?
Because roofs do not leak across the surface but at the connections: valleys, chimney flashings, wall abutments, gutters, outlets. That is where the sheet-metal worker works. Saving on this item is the most common reason why a new roof drips after three years.
What does a new gutter cost?
€45 to €110 per linear metre including gutter brackets and installation, downpipes €40 to €90/lin. m. Titanium zinc lasts 40 to 60 years; copper lasts longer and costs about twice as much. When re-roofing, both should be replaced too – the scaffolding is up anyway.
What happens to the chimney?
The chimney head is re-flashed, because the old flashing is almost always the weak point. Chimneys no longer in use can be taken down below the roof; active ones need approval from the chimney sweep. Costs €600 to €2,200 per chimney.
Do I need snow guards?
Above entrances, footpaths, parking spaces and public land, yes. In Vienna the owner is liable for damage caused by snow sliding off the roof. Snow guards cost €35 to €80 per linear metre and are the cheapest protection against a liability problem.
Can my roof truss carry today’s snow load?
Old roof trusses were designed according to earlier assumptions. If the roof becomes heavier – for example through concrete tiles instead of clay tiles or through over-rafter insulation – the structure must be checked. A structural engineer costs €800 to €2,500 and prevents a problem that shows in winter.
What to do about asbestos in the existing roof?
Eternit sheets up to 1990 very probably contain asbestos. Sampling before construction starts, removal only by an authorised specialist company with containment, disposal with certificate. Disposal costs €300 to €700 per tonne – considerably more than ordinary rubble.
What applies to the roof in conservation zones?
MA 19 assesses every visible change: covering material, colour, roof windows, dormers, solar systems. Considerably more is possible on the courtyard side than towards the street. Clarification belongs at the beginning of planning, not at the end.
Do I need a building permit for the roof renovation?
Pure re-roofing in the same style is generally exempt. A permit is required for changes to pitch or shape, new dormers or roof windows, interventions in the roof truss and in conservation zones. Submission via a licensed partner company.
Can I add a photovoltaic system at the same time?
That is the right time: the fixing is integrated into the covering instead of being drilled through later, and the scaffolding is up anyway. Retrofitting on an old roof is burning money, because the roof will be due in a few years anyway.
Can I retrofit roof windows?
Yes, €1,200 to €2,600 per window including installation and sealing. If the roof is open anyway, it is considerably cheaper than later. In conservation zones, permissibility on the street side must be clarified.
What does a flat roof renovation cost?
€150 to €300/m², depending on whether the build-up is retained or completely removed. Two-layer bitumen, single-layer synthetic membrane or liquid plastic for complicated connections. What matters is a fall of at least 2% and adequately sized outlets plus emergency overflows.
How long does a roof renovation take?
For a 200 m² pitched roof 2 to 4 weeks, with over-rafter insulation 3 to 5 weeks. A 200 m² flat roof 1 to 3 weeks. Plus one to two days each for erecting and dismantling the scaffolding.
Will it rain into the building during the work?
No, if work is done in sections and every opened area is closed rainproof in the evening. For larger roofs or sensitive use below, a weather-protection roof is added over the scaffolding, €15,000 to €40,000.
Can a roof be covered in winter?
Covering yes, in dry weather and above freezing. Bitumen membranes and liquid waterproofing, however, need temperatures above 5 °C. No work is done on the roof in snow and ice – that is occupational safety, not convenience.
What about storm damage and insurance?
Storm damage from wind force 8 is generally covered by building insurance. Important: photograph immediately, arrange emergency sealing, report the damage, and only then repair. Wear and lack of maintenance, however, are not insured – which is why documented roof maintenance pays off.
What subsidies are there for roof renovation?
THEWOSAN subsidises thermal measures if the U-value is demonstrably improved; for apartment blocks the roof is part of the subsidised base renovation via wohnfonds_wien. The application must be submitted and approved before construction starts.
How often should a roof be maintained?
A visual inspection once a year, cleaning gutters and outlets, checking after every storm. Maintenance costs €250 to €600 and prevents most damage – and it is proof to the insurer that there has been no lack of maintenance.
Who pays for the roof renovation in a rented building?
The roof is maintenance under § 3 MRG and therefore a matter for the landlord, to be covered from the rent reserve. If this is not sufficient, refinancing via a procedure under § 18 MRG is possible. In condominium ownership the roof is a common part and is financed from the reserve fund.
Roof renovation: who carries out the work?
Roofing and sheet-metal work are regulated trades and are carried out by licensed partner companies named in the quote. We take care of coordination, scaffolding, disposal, site management and all adjacent construction work – you have one contract and one contact person.
What does a partial roof repair cost?
€800 to €4,500, depending on whether individual tiles, a valley or a connection are affected. Plus access: aerial work platform €400 to €900 per day, scaffolding only for larger jobs.
What does scaffolding cost and how long does it stay up?
€12 to €22 per square metre of scaffolding area per month, 3 to 6 weeks for a roof renovation. For a Gründerzeit building with 400 m² of scaffolding area, that is €2,400 to €5,300 for the usual standing time. That is why roof, facade and windows are done in one go wherever possible.
What are storm clips and do I need them?
Metal clips that additionally secure each tile to the battens. In Vienna they are standard at the eaves, ridge, verge and edge areas, because wind suction acts most strongly there. A good quote lists them.
Why are counter-battens needed?
They create the air space between the roof underlay and the covering. Without this ventilation, moisture remains in the build-up, the insulation loses its effect and the timber starts to move. They cost little and are non-negotiable.
What happens to damaged rafter ends?
They are cut back to sound timber and joined to a new piece – this is called splicing, €180 to €600 per rafter. This is standard for Gründerzeit roofs, because water has penetrated at the eaves for decades.
Can the roof be insulated without re-covering it?
Yes, with between-rafter insulation from inside, €55 to €110/m². This works without scaffolding and without intervention from outside. Disadvantage: the rafters remain as thermal bridges, and the insulation thickness is limited by the rafter depth.
Which is better: insulating the roof or the attic floor?
If the attic is not to be converted, clearly the attic floor insulation: €35 to €70/m² compared with a €100 to €180 surcharge for over-rafter insulation, with a comparable effect on heating costs. If the attic floor is to become living space in future, there is no way around roof insulation.
How much does roof insulation save in heating costs?
Depending on its condition, 15 to 25% of heating energy is lost through an uninsulated roof. In a Gründerzeit building with high consumption, attic floor insulation often pays for itself in five to ten years; roof insulation considerably more slowly.
Does it get hot under an insulated roof in summer?
Only with poorly chosen materials. What matters is the heat storage capacity of the insulation, not just the U-value. Add external sun protection on roof windows and the possibility of night ventilation. Internal blinds achieve little.
What does a dormer cost?
€8,000 to €25,000 depending on size and design, including structure, covering, flashing and window. In conservation zones MA 19 decides on permissibility – much more likely on the courtyard side than towards the street.
Can I green the roof?
On flat roofs, yes. An extensive green roof weighs 80 to 150 kg/m² when saturated with water and therefore needs a structural check and a root-resistant waterproofing layer. It noticeably extends the life of the waterproofing and improves the microclimate.
What needs to be considered when combining a green roof and photovoltaics?
Both work together and even complement each other – evaporation cools the modules and increases their efficiency. But together they need a joint structural assessment and a fixing system that does not penetrate the waterproofing.
How is the roof sealed in an emergency after a storm?
With tarpaulins, emergency covering and provisional securing of loose parts, usually within 24 hours. Only then is the damage permanently repaired. Take photos beforehand – the insurer needs the condition before the emergency measure.
What to do about water damage from a leaking roof?
Catch the water, photograph the extent of the damage, arrange emergency sealing, inform the insurer. Only when the cause has been fixed are the insulation dried and surfaces renewed. Anyone who repairs immediately traps moisture.
How long does a professional roof renovation last?
Clay tiles 60 to 80 years, standing seam 50 to 80, concrete tiles 40 to 60. The sheet-metal work lasts 40 to 60 years, the roof underlay as long as the covering. The prerequisite is annual maintenance.
What does roof maintenance include?
Visual inspection of the surface, cleaning of gutters and outlets, checking valleys, chimney connections and flashings, testing the safety equipment. Costs €250 to €600 per visit. The record is important for the insurer.
Can I do the roof and facade at the same time?
That is the most economical option: the scaffolding goes up only once, site setup and information for neighbours are only needed once, and within a base renovation both measures are eligible for subsidies together. Awarded separately, you pay for the scaffolding twice.
Who carries out the roofing and sheet-metal work?
Both are regulated trades. They are carried out by licensed partner companies named in the quote, whose proof of authorisation you receive before work begins. We take care of coordination, scaffolding, disposal, site management and all adjacent construction work – you have one contract and one contact person.
How does a roof refurbishment differ from re-roofing?
In a refurbishment, the existing covering remains and is supplemented, sealed and aligned at damaged spots. In re-roofing, everything down to the roof truss is removed and rebuilt with new battens, roof underlay and covering. A refurbishment costs a fraction, but only extends the service life if the tiles and battens are still largely intact.
Can a flat roof be repaired only in places after water has got in?
Yes, if the damage is limited and the insulation underneath has stayed dry. A moisture measurement or a small test opening clarifies this. If the insulation is wet over a large area, a patch only brings brief relief, because the trapped water continues to cause damage. Then rebuilding with falls and new outlets is the more economical solution.
What should be particularly considered with old roofs in Mauer, Rodaun or Atzgersdorf?
The roof truss and the mixture of different coverings. The houses in Liesing’s old village centres have often been extended several times, beam ends and purlins are weakened at former leak points, and side roofs often carry asbestos-containing sheets. Because of the proximity to the Vienna Woods, wind securing and snow guards are also more important than in the city centre.
