Building contractor Vienna that builds everything from a single source.

Building contractor Vienna: from the construction company that does the work — not from an agent.

Building contractor Vienna: Skyline Bau is an executing construction company in Vienna — not a referral portal. Non-regulated trades are carried out by our own people, regulated trades by licensed partner firms named in the offer. One contract, one contact, fixed price to ÖNORM B 2110.

A building contractor in Vienna costs €250 to €3,600 per square metre, depending on the work. Refurbishment €250–500/m², flat renovation €900–1,800/m², general renovation €1,200–2,200/m², shell construction €950–1,500/m², turnkey new build €2,400–3,600/m². Skyline Bau is an executing construction company under § 99 GewO and not a referral portal: demolition, drywall, screed, tiling, painting and insulation are done by our own people; master-builder services, structural analysis, gas, plumbing and electrics by licensed partner firms. You have one contract and one warranty.

Skyline Bau · Building contractor Vienna

Construction firm, executing construction company working with licensed master-builder partner firms and general contractor in one — new build, shell, renovation, extension, demolition and façade from a single source — fixed price to ÖNORM B 2110, own construction team, €3 million construction liability insurance, subcontractor on the renovation of the Austrian Parliament in 2022, 3-year warranty under § 933 ABGB.

"A building contractor in Vienna that builds everything from a single source" — that is the central advantage of the general contractor model. Instead of ten individual contracts with ten subcontractors who fight out interface conflicts among themselves, you have one contract, one fixed price, one contact. At the end there is a turnkey property without the typical friction losses, without weeks of scheduling disputes between electrician and painter, without subsequent claims for extra costs because the interface was not planned.

What does a building contractor in Vienna cost?

What a building contractor's work costs depends entirely on the project — a new build cannot be compared with a bathroom renovation. The following guide values give a rough orientation; Skyline Bau names the binding price after a site visit and measurement in a fixed-price offer to ÖNORM B 2110.

Guide prices construction work Vienna (net)
New build turnkey€2,500–4,000/m²
Shell per m² gross floor area€1,250–2,850/m²
Comprehensive renovation€800–2,000/m²
Fixed priceafter measurement

As of 2026 · net · rough guide values · every project is calculated individually · binding price in the fixed-price offer.

Construction costs are determined by many factors: the type and size of the project, the specification, the condition of the existing fabric in renovations, the construction method and the accessibility of the site. A reputable building contractor calculates on the basis of an actual measurement and a bill of quantities — not on a flat price per square metre from the internet.

When comparing offers, the complete scope of work is important. A seemingly cheap offer with missing items becomes expensive through extra charges. Skyline Bau calculates completely from the start and names a binding fixed price to ÖNORM B 2110 — what is in the offer applies. This protects the client from nasty surprises during construction.

Detailed prices for the individual services can be found on the respective service pages — for example on shell construction, apartment building renovation or façade insulation. In the free initial consultation, Skyline Bau advises honestly on what budget to expect for your specific project. A realistically calculated offer is not a disadvantage but a protection: anyone who plans with honest figures from the start experiences no nasty surprises during construction.

Building contractor, construction firm, master builder

In everyday language, the terms building contractor, construction firm and master builder are used almost interchangeably. But it is worth knowing the subtle differences — they say something about a company's authorisations and capabilities.

A building contractor or construction firm is quite generally a company that provides construction services. On its own, the term says nothing about the scope of trade-law authorisations — it is the broad collective term.

The master builder (Baumeister), on the other hand, is a protected term. The master-builder licence is the most comprehensive authorisation in construction: it entitles the holder to plan, calculate, manage and carry out building construction. A licensed master-builder firm can take on structural and technical responsibility itself, prepare planning drawings and accompany a project through the authorities. Not every construction firm has this licence — a master-builder firm is in this respect a construction company with the highest professional authorisation.

Skyline Bau combines both roles: we are a construction company in cooperation with licensed master-builder partner firms. For the client this means that planning, structural responsibility, dealings with the authorities and construction are in one hand — without external authorisation holders having to be bought in for the technically demanding parts. This bundling is the basis for being able to offer a construction project truly from a single source.

For the client, this bundling is more than an organisational question. It means that there is a single point that is responsible for the project technically, legally and in terms of schedule — from the first plan to the handover. Anyone who instead distributes planning, structural analysis and execution across different companies has to manage these interfaces themselves and bears the risk if they do not fit together.

The executing construction company with licensed master builders

The master-builder licence is the professional foundation of a full-fledged construction company. It distinguishes a master-builder firm from a purely executing craft business — and it has tangible advantages for the client.

An executing construction company working with licensed master-builder partner firms may plan and calculate buildings, prepare the associated structural and building-physics certificates, handle the application to the building authority and manage the construction. It thus bears the overall technical and legal responsibility for a project — from the first sketch to completion.

For the client, this means above all fewer interfaces. Anyone building with a master-builder firm does not need to commission a separate authorisation holder for the structural responsibility and the planning application — the master builder covers that. This simplifies the construction process, shortens the routes and makes it clear who is responsible in case of doubt.

As an executing construction company working with licensed master-builder partner firms, Skyline Bau is the reliable partner for demanding construction projects — from the structurally delicate storey extension and intervention in the load-bearing structure during apartment building renovation to the complete new build. The master-builder licence (§ 94 no. 5 GewO) is the authorisation for planning, structural analysis and interventions in load-bearing components. For this we bring in licensed partner firms.

General contractor: everything from a single source

General contracting is the model with which a construction company relieves a client of the greatest possible effort. Instead of coordinating many individual trades themselves, the client hands the entire project over to one partner.

A general contractor (GC) bears overall responsibility for a construction project. He coordinates all trade services, supervises the construction, keeps to the schedule and budget and hands over the building turnkey. The GC is the client's only contractual partner — coordination between the trades runs internally, not via the client.

The difference compared with awarding trades individually is considerable. Anyone who commissions bricklayer, electrician, plumber, drywaller, roofer and painter individually unintentionally becomes a full-time site manager — and in the event of a dispute bears the risk that each trade blames the other. With a general contractor, responsibility for the interfaces lies in one place: with the GC.

Skyline Bau takes on general contracting with its own construction team for the main trades and a well-established network of specialised partners for the rest. The client gets a binding fixed price, a fixed time frame and a personal contact. This turns a complex construction project into a manageable project with clear responsibility.

Especially with larger projects — a new build, a comprehensive apartment building renovation, demolition followed by a new build — the value of this model becomes apparent. The more trades are involved, the greater the coordination effort, and the more valuable it is to hand it over to an experienced general contractor. Skyline Bau takes on this role as an executing construction company working with licensed master-builder partner firms with the necessary technical depth.

Fixed price to ÖNORM B 2110

The most important question a client has for a building contractor is: what does it cost — and does the price hold? Skyline Bau answers it with a binding fixed price to ÖNORM B 2110.

ÖNORM B 2110 is the central Austrian standard for construction contracts. It regulates the works contract relationship between client and building contractor — from the description of works through billing to the handling of changes and extra charges. An offer to ÖNORM B 2110 is thus a clear, fair framework for both sides.

The fixed price means: what is in the offer applies. Skyline Bau calculates the project completely and names a binding price — not an optimistic estimate that creeps upwards during construction. The prerequisite is careful preparatory work: site visit, measurement, a complete bill of quantities. Only what has been fully recorded can be offered seriously at a fixed price.

Genuine extra charges only arise where the client subsequently requests changes or where, in renovations, hidden defects come to light that could not be identified in advance. ÖNORM B 2110 also regulates this transparently. Skyline Bau deals openly with such cases — the fixed price remains the reliable basis on which the client can rely. The difference from a dubious extra charge is clear: genuine extra charges are justified comprehensibly and discussed in advance, not quietly slipped into the final invoice.

Building in Vienna: authorities and regulations

Building in Vienna also means moving within a dense network of regulations and authorities. An experienced building contractor knows these routes — and takes them off the client's hands.

The legal framework is set by the Vienna Building Code. It regulates which projects must be notified or require a permit, which distances and development densities apply and which documents must be submitted. The responsible building authority is MA 37, where building applications, notifications and completion reports are handled.

A special feature is MA 19 — architecture and urban design. It assesses projects in the numerous protection zones in which the historic townscape is preserved. Anyone changing a Gründerzeit façade or demolishing an old building has to deal with MA 19. On top of this comes the pre-1945 rule, under which buildings from before 1945 may only be demolished with special approval.

As an executing construction company working with licensed master-builder partner firms, Skyline Bau handles these dealings with the authorities — from the planning application through the MA 37 permit to coordination with MA 19. The client does not have to work through the regulations themselves; the building contractor knows the procedures and guides the project through them with legal certainty.

This competence with the authorities is an essential part of what makes a good building contractor. Delays in permits are among the most common reasons why construction projects drag on — a building contractor that knows the procedures prevents this.

Specifically: every construction project in Vienna is submitted to MA 37 (building police). A site manager in cooperation with licensed master-builder partner firms is mandatory. For projects in protection zones or under building freezes, an opinion from MA 19 (architecture and urban design) is added. For buildings from before 1945, demolition additionally requires a permit, because MA 19 must confirm that there is no public interest in preservation.

For comprehensive renovations, subsidies from wohnfonds_wien (base renovation) and the federal renovation cheque come into play — combined, costs can be reduced by up to 40 percent. Skyline Bau coordinates these dealings with the authorities. Where master-builder authorisation is required — planning application, structural analysis, site management in the legal sense — the application is made via a licensed master-builder partner firm (§ 94 no. 5 GewO).

the range of services at a glance

A full-fledged building contractor covers the entire spectrum of construction. At Skyline Bau, this spectrum can be divided into four areas — and for each there is a separate, in-depth service page.

The first area is building from scratch: the new build as turnkey construction, the shell as the load-bearing framework and the foundation as the base. The second area is renovating and extending: renovation, old building renovation and apartment building renovation, plus extension, adding a storey and loft conversion.

The third area covers preparatory work: demolition, strip-out, excavation and grading — without them no construction project can start. The fourth area is the building envelope: façade insulation, ETICS and façade renovation make a building energy-efficient.

The advantage of bundling all these services with one building contractor is obvious: anyone who demolishes an old house and builds new, renovates an apartment building and converts the attic at the same time, or builds an extension and insulates the façade, does not need to coordinate a chain of individual companies. As the executing construction company, Skyline Bau takes on the whole project — from the first preparatory earthworks to the finished insulated façade, with one contract and continuous responsibility.

why everything from a single source counts

The greatest advantage a full-fledged building contractor offers a client can be summed up in four words: everything from one source. What sounds abstract has very concrete consequences in the construction process.

The first advantage is clear responsibility. If a single company is responsible for the entire project, there is no discussion in the event of a defect about which trade is to blame. The client has one contractual partner who answers for the result — from excavation to the last coat of paint.

The second advantage is seamless interfaces. In a construction project, dozens of work steps interlock — the shell must fit the foundation, the building services the shell, the interior fit-out the building services. When all this is in one hand, the friction losses disappear that arise when individually commissioned companies wait for each other or fail to coordinate.

The third advantage is certainty of time and cost. A building contractor that has an overview of the whole project can give a realistic overall schedule and a binding fixed price. The client does not have to become a site manager themselves, but can rely on a partner. That is exactly what Skyline Bau stands for as an executing construction company in Vienna.

how to recognise a good building contractor

Finding a building contractor in Vienna that not only makes a good impression but also delivers reliably is not easy. But there are clear characteristics by which quality can be identified.

The first characteristic is the written, complete offer. A reputable building contractor presents a detailed bill of quantities and names a binding fixed price to ÖNORM B 2110. Caution is advised with conspicuously cheap lump-sum offers without a precise description of works — what is missing from the offer becomes expensive later through extra charges.

The second characteristic is its own people. A building contractor with its own construction team has quality and deadlines in its own hands. If, on the other hand, every service is passed on to changing subcontractors, reliability suffers in our experience. The third characteristic is professional authorisation: a master-builder licence (§ 94 no. 5 GewO) entitles the holder to take responsibility for planning and structural analysis. Skyline Bau does not hold it and works with licensed partner firms for this.

The fourth characteristic is honest advice. A good building contractor also tells the client what does not make sense — whether a renovation should give way to demolition because of the condition of the fabric, whether an extension is permissible under building law at all. Skyline Bau stands for: written fixed price, own construction team, licensed partner firms for regulated trades and advice that puts the client's interest above the quick contract.

Anyone looking for a building contractor in Vienna should be guided by these characteristics — not by the lowest price per square metre. In construction, the cheapest provider is rarely the most economical, because incomplete calculations, defective workmanship and delays end up costing more than a project that was realistically calculated and professionally executed from the start.

What is the difference between a building contractor, a construction firm and a general contractor?

A distinction between terms that regularly causes confusion in practice:

  • Construction firm / master-builder firm = holder of the master-builder licence under § 94 no. 5 GewO, erects buildings with its own technical responsibility. Plans, calculates, submits, builds.
  • Building contractor = collective term for any commercial entity providing construction services — can be a master-builder firm or a general contractor/developer without its own master-builder licence.
  • General contractor (GC) = one contractual partner for the entire building; bundles all trades into one fixed-price contract. The GC does not have to be a master builder itself — it commissions the licensed specialist firms.
  • Developer = develops, builds and sells properties on its own account; governed by ÖNORM B 2118 and B 2120.

Skyline Bau acts as an executing construction company — we coordinate licensed master-builder partners and all other authorised trades for you at a fixed price to ÖNORM B 2110:2023.

Why choose Skyline Bau as your executing construction company?

First — one contract instead of ten. Anyone building with a classic master-builder firm then still has contracts with electrician, plumber, tiler, floor layer, painter. At Skyline Bau, everything is in one fixed-price contract to ÖNORM B 2110 (2023 edition).

Second — turnkey in the strict sense. At Skyline Bau, turnkey means: ready to move in with sanitary fixtures installed, floors laid, painted, sockets fitted, doors hung. Not "shell plus a few trades".

Third — role model compliant with the Unfair Competition Act (UWG). Skyline Bau coordinates regulated trades exclusively via appropriately authorised partner firms — clean separation, legally sound, transparent.

Legal note on the provision of services:
Skyline Bau acts as an executing building contractor. Regulated trades — in particular master-builder services (§ 94 no. 5 GewO), planning and structural engineering, electrical engineering (§ 94 no. 16 GewO), gas and sanitary engineering (§ 94 no. 25 GewO) and tiling (§ 94 no. 38 GewO) — are carried out exclusively by suitably authorised subcontractors and partner companies. Construction work is performed by trade businesses within the group of companies that hold a valid trade licence.

Three things you should ask for from every contractor.

What you receive from us before signing the contract

A lot is claimed in construction and little is proven. These three proofs are the difference between a promise and a commitment — and you should ask every contractor for them, not just us.

1. The GISA number

Ours: 37945732 (Bling Bling GmbH, construction trade business under § 99 GewO). Publicly searchable in GISA — checked in thirty seconds. A business that does not want to give you its number has a reason for it.

2. Proof of authorisation of the partner companies

For structural engineering (§ 94 no. 5), electrical work (§ 94 no. 16), gas/plumbing (§ 94 no. 25) and tiling (§ 94 no. 38) we use licensed companies. You receive their proof of authorisation before signing the contract — not on request, not later.

3. A fixed price according to ÖNORM B 2110

With a bill of quantities. It also states what is not included. Extra work only with your written consent — with photo documentation before work continues.

And what we document is something you normally never see: photos of the rough installation before the walls are closed. The waterproofing before tiling. Both disappear behind plaster and tiles — and both decide whether the property will still be watertight in twenty years. You receive the pictures at handover. Not on request.

To be honest

What we do not promise.

Four things you hear elsewhere — but not from us

Trust does not come from someone promising everything. It comes from someone telling you where the limits are.

  • “We are the cheapest.” — We are not. Anyone who ignores drying times, leaves out the waterproofing and does not price in disposal is cheaper. Until the final invoice.
  • “It can be done in two weeks.” — Cement screed needs around 28 days to be ready for floor coverings. That is physics, not a matter for negotiation. Anyone who promises it anyway is working against the drying time — and in two years you will have hollow-sounding tiles.
  • “I can tell you right away on the phone what it costs.” — No. What a renovation costs is decided by the condition behind the wall. You only see it after opening up. A price given over the phone is either too high — then we lose the job — or too low, and then the extra charges follow.
  • “We do everything ourselves.” — We are not allowed to. Structural engineering (§ 94 no. 5), electrical work (§ 94 no. 16), gas/plumbing (§ 94 no. 25) and tiling (§ 94 no. 38) are regulated. Anyone who claims to do all of this themselves either holds four licences — or has a problem.

When you do not need us

Not every project needs a building contractor. During the site visit we will tell you honestly if we are the wrong choice for you — even if it costs us a job.

A single trade

If you only need a painter, you do not need a coordinator. Hire the painter directly — it is cheaper.

Mainly structural engineering and planning

If your project consists mainly of permit planning and structural calculations, go directly to a licensed master builder. A building contractor in between is one level too many.

Technically sound, just old

Copper pipes, waterproofing intact, no damp damage? Then a cosmetic refresh is enough. Save your money.

Why we say this: A customer we sold an unnecessary renovation to will not come back and will not recommend us. A customer we told honestly that their bathroom will last another ten years will call us in ten years — and in the meantime, when the riser pipes in the building are due for replacement.

  • What this proves — In the Parliament building, nobody works according to a brochure. There are security requirements, access controls, tight time windows and an acceptance inspection that does not let any carelessness pass. Anyone who passes there can also handle a tenement building renovation with 30 households.
  • And what it does not prove — It did not make us a licensed master builder. The regulated trades there were also carried out by authorised partner companies. That is not a weakness but the legal order — and we abide by it.

All from a single source: seven points you can verify

The phrase appears on every second construction website. With us it means seven concrete things that you can check before signing.

PointWhat you gain
One contract according to ÖNORM B 2110one legal basis instead of twelve different sets of terms and conditions
One fixed price after a site visitthe total stands as long as you change nothing
One scheduleone completion date instead of twelve promises
One contact personone number, even when things get stuck
One invoicepayment according to construction progress, with a retention
A warrantyno dispute about which trade is to blame
One construction liability insurance€3 million cover for the entire project
The difference between a building contractor and a referral portal shows when there is a defect. A portal forwards your complaint and hopes the company that did the work responds. A building contractor sends someone. So ask before awarding the contract: who comes when a joint cracks in two years – and is that name in the contract? With us it is.

What we carry out ourselves

AreaExecution
Masonry and concrete work, openings, screedown team
Demolition, strip-out, disposalown team
Drywall, tiling, painting, floorsown team
Facade, insulation, scaffoldingown team with scaffolding partner
Electrics, gas, water, heatinglicensed partner companies, coordinated by us and under our responsibility
Structural design, surveying, energy performance certificatecivil engineers, commissioned by us
Why this matters: a company without its own people can only make more phone calls when there is a defect. Whoever employs bricklayers, drywallers and tilers sends them – even for half an hour. That is why we do not outsource the core work, even though it would be more convenient on paper.

What is typical in which district is explained on the page construction company Vienna.

Building file and as-built plans: where a construction project in Vienna begins

Before a building contractor can calculate seriously, it must be clear what has actually been built. In Vienna, there is a building file at the building police, MA 37, for almost every building. It contains planning drawings, permits, earlier conversions and sometimes structural documents. Owners can inspect it; other persons need a power of attorney. These documents are important for two reasons. First, they show whether the current state has been approved at all. An attic that was converted decades ago without a permit, or a removed wall without proof, will become an issue at the latest with the next application. Second, the old plans rarely match reality exactly. Wall thicknesses, ceiling heights and service routes deviate, especially in Gründerzeit buildings. That is why a reliable offer requires an on-site measurement in addition to the plan. Doing this work in advance shortens the offer phase and avoids extra charges that arise only because nobody checked.

How much lead time a construction project realistically needs

Many clients only reckon with the pure construction time. But before that there is a phase that often takes longer than the work itself. Projects requiring a permit need planning drawings, possibly structural analysis and an energy performance certificate, and the authority checks before building may start. In protection zones, the opinion of MA 19 is added. In parallel, orders run with their own delivery times, for example for windows, steel parts, lifts or tiles in special formats. Anyone wanting to start in spring should therefore plan in the autumn before. The season also plays a part: screed, plaster and waterproofing need temperatures above freezing and time to dry; roof and façade work best between spring and autumn. A good building contractor therefore draws up not only a construction schedule for the execution, but an overall plan from the order onwards, in which dealings with authorities, delivery times and drying phases are visible. For larger projects, this is handled by construction management with scheduling.

Building in condominium ownership: who has to agree

Anyone converting a condominium flat does not decide alone. Under the Condominium Act, a flat owner may alter their unit, but needs the consent of the other owners as soon as common parts of the building are affected or their interests may be impaired. These include load-bearing walls, risers, the façade, windows in their external appearance and openings in ceilings. A new bathroom connected to the existing riser is usually unproblematic; an opening in the central spine wall or an additional roof window rather not. The property management can advise here and obtain consents. For the building contractor this means: these consents should be available in writing before construction starts, otherwise in the worst case the site comes to a standstill. In apartment buildings with tenants, other rules apply again; there the owner of the building is the client, and work in the flats requires coordination with the tenants. More on handling the whole building can be found under apartment building renovation.

Frequently asked questions about building contractors in Vienna

Do you work in all 23 Viennese districts?
Yes. The district says little about the price, but a lot about the building fabric: a Gründerzeit old building with a Dippelbaum ceiling is more complex than a new building with a concrete ceiling. That goes into the calculation — not the postcode.
Is Skyline Bau a master builder (Baumeister)?
No. Skyline Bau is the brand name of the construction and renovation division of Bling Bling GmbH, a restricted construction trader under § 99 GewO. Under § 99 (5) GewO, the title "Baumeister" (master builder) is reserved for licensed companies under § 94 no. 5 GewO. Regulated trades — master-builder services, structural analysis, gas, plumbing, electrics — are carried out exclusively by licensed partner firms that we coordinate.
Who is my contractual partner?
Bling Bling GmbH. Skyline Bau is its brand and not a separate legal entity. All offers, contracts, invoices and the warranty run via Bling Bling GmbH.
Where do I check the trade licence?
In GISA (Austrian trade information system) — public and free of charge. Ours: GISA number in the legal notice. A company that does not want to give the number is a warning sign.
What happens if damage turns up when opening up?
We stop, document with photos and get in touch before work continues. You receive an extra-charge offer with photo documentation and decide. We do not carry on building and invoice it afterwards.
What does a building contractor do?
A building contractor plans and carries out construction projects — from renovation to new build. It coordinates the trades and hands over the building completed. Regulated trades are carried out by licensed partner firms.
What is the difference between a building contractor, a construction firm and a master builder?
Building contractor and construction firm are general terms for a construction business. Master builder is a protected authorisation — the master-builder licence additionally entitles the holder to planning, structural analysis and site management.
What does a building contractor cost in Vienna?
That depends on the project. Guide values: new build turnkey €2,500–4,000/m², shell €1,250–2,850/m² gross floor area, comprehensive renovation €800–2,000/m². The binding price is in the fixed-price offer.
What is a general contractor?
A general contractor bears overall responsibility for a construction project, coordinates all trades and hands over turnkey. The client has a single contractual partner.

New build, shell, renovation, old building and apartment building renovation, extension, adding a storey, loft conversion, demolition, strip-out, excavation, grading, façade insulation and ETICS.
What is a fixed price to ÖNORM B 2110?
ÖNORM B 2110 is the Austrian standard for construction contracts. A fixed price under this standard is binding — what is in the offer applies, without hidden extra charges.
Does Skyline Bau handle the dealings with the authorities?
Yes. A licensed master-builder partner firm (§ 94 no. 5 GewO) prepares the planning application; Skyline Bau coordinates and handles the permit with MA 37, including coordination with MA 19 if required.
Does Skyline Bau also build outside Vienna?
Yes. Skyline Bau works throughout Vienna and the surrounding area. We clarify the exact area of operation in the initial consultation.
Does Skyline Bau have its own construction team?
Yes. Skyline Bau carries out the main trades with its own staff, supplemented by a well-established network of specialised partners — no long chain of subcontractors.
How does a construction project run?
Initial consultation and site visit, planning and fixed-price offer, application and permit, coordinated construction, quality control, acceptance and turnkey handover.
Is there a free initial consultation?
Yes. The site visit and the initial consultation are free and non-binding. Only then does Skyline Bau prepare the fixed-price offer.
What warranty does Skyline Bau give?
3-year warranty under § 933 ABGB on all construction work, 10 years on roof waterproofing. The fixed price is set in writing to ÖNORM B 2110.
Is Skyline Bau insured?
Yes. Skyline Bau has construction liability insurance with a sum insured of €3 million.
Does Skyline Bau also take on small jobs?
Yes. Skyline Bau carries out both large construction projects and individual, smaller construction services. We clarify the scope in the initial consultation.
Can Skyline Bau take on demolition and new build together?
Yes. As a building contractor with a full range of services, Skyline Bau takes on the entire route from demolition through site preparation to the finished new build.
Does Skyline Bau have references?
Yes. In 2022, Skyline Bau was commissioned by the Republic of Austria with renovation work on the Parliament — a reference for demanding construction work.
Does Skyline Bau also advise on subsidies?
Yes. For renovation and insulation projects, Skyline Bau clarifies the available subsidies and handles the subsidy process on request.
Does Skyline Bau also plan?
Yes. As an executing construction company working with licensed master-builder partner firms, Skyline Bau takes on planning and the planning application — planning and execution are in one hand.
How do I get an offer?
Write to us via the form, by e-mail or WhatsApp. After a free site visit, Skyline Bau prepares a binding fixed-price offer to ÖNORM B 2110.
What does a building contractor cost per square metre?
€250 to €3,600 per m², depending on the service. Refurbishment €250–500/m², flat renovation €900–1,800/m², general renovation €1,200–2,200/m², shell €950–1,500/m², turnkey new build €2,400–3,600/m². Net, guide values 2026, binding after a site visit.
What does site management cost?
Included in the fixed price for renovations. For larger projects with a planning application, 8 to 14% of the construction sum for planning, structural analysis, application and local site supervision – then via licensed partner firms under § 94 no. 5 GewO.
What is the difference between an hourly and a lump-sum price?
With time-and-materials billing, the actual time is charged – useful for work whose scope cannot be estimated, such as searching for damage. The fixed price to ÖNORM B 2110 applies to defined services and protects against surprises. In renovations the fixed price is the rule, time and materials the exception with a stated hourly rate.
What are the usual hourly rates?
Skilled worker €58 to €78 net, labourer €44 to €58, foreman or site manager €75 to €105. These rates apply to time-and-materials work and are stated in the offer so that additional work can be billed transparently.
Why are some offers considerably cheaper?
Usually something is missing: site setup, disposal, waterproofing, structural analysis or the line "not included". Or the quantities are set lower. Do not compare the total, but the items – for the same work, reputable offers rarely differ by more than 15%.
What belongs in a verifiable offer?
Items with quantities and unit prices, system details for technical components, explicit exclusions, construction schedule, payment plan according to construction progress, proof of liability insurance and the naming of the licensed partner firms. If the line "not included" is missing, it is not a fixed price.
When is which part due?
According to construction progress: down payment on order, interim payment after the rough-in, final payment after acceptance free of defects, 14 days payment term. Each instalment depends on progress, not on a date.
Can I withhold part of the sum?
Yes, 3 to 5% until acceptance free of defects is usual, followed by a warranty retention. Both are regulated by ÖNORM B 2110.
What happens in the event of delay?
The construction schedule is part of the contract. Delays for which the building contractor is responsible are at its expense; penalties can be agreed. Delays due to authority procedures, decisions on the client's side or force majeure postpone the date – recorded in writing.
How does acceptance work?
Joint inspection, snagging list, acceptance report to ÖNORM B 2110 with deadlines for remedy. With acceptance, the warranty period begins and the risk passes – which is why you should never accept as a lump sum "subject to all rights", but name defects specifically.
What to do about defects after acceptance?
Complain in writing, with photos and a reasonable deadline for remedy. Within the three-year warranty period under § 933 ABGB, you are entitled to rectification. Only if this fails do price reduction or rescission come into consideration.
Who is liable for damage to the neighbouring building?
The executing company via its construction liability insurance. The prerequisite is a condition survey before construction starts with photos and crack record – without it, it cannot later be clarified which crack is new. For demolition and earthworks next to existing buildings, it is mandatory.
What is construction liability insurance and how high should it be?
It covers damage that occurs during construction. For work in occupied buildings, the sum insured should be at least €3 million. Ask to see the policy before work begins – a promise in the offer does not replace proof.
What happens if the building contractor goes bankrupt?
That is why you pay according to construction progress and not in advance: what has not been built has not been paid for. Ask how long the company has existed and check the trade licence in GISA – it takes thirty seconds.
How do I check whether a company is authorised?
Search by company name in the public trade information system GISA. It shows which trades are currently registered. Master-builder services require the licence under § 94 no. 5 GewO, electrics no. 16, gas and plumbing no. 25. This applies to every provider, not just us.
What has to be observed with the authorities for construction work in Vienna?
Interventions requiring a permit go via MA 37, parking lanes and use of pavements via MA 46, protection zones via MA 19. Working hours for noisy work: weekdays 7 a.m. to 8 p.m. Containers and scaffolding on public land need a permit.
How are neighbours and residents dealt with?
Notice in the staircase two weeks before construction starts with scope, duration and contact person, condition survey for adjoining buildings, daily rough cleaning, clear escape routes. This costs little and prevents most conflicts.
Do you also work for property managers and developers?
Yes, that is a focus: verifiable bills of quantities for resolutions, separate statement of maintenance and improvement, weekly photo reports, measurement to standard and documentation in the form required for billing and drawing down subsidies.
Do you also take on subcontracts?
Yes, for example drywall, demolition, screed or interior fit-out for general contractors and developers – on schedule, with our own site management and measurement to ÖNORM. A current example is drywall in a care home in the 10th district.
What is the difference between a general contractor and a general planner?
The general contractor carries out the work and coordinates the trades; the general planner plans and supervises but does not build. For renovations of existing buildings, the general contractor is the usual route, because planning and execution are closely intertwined.
Do I need an architect?
For projects requiring a permit, yes – the application is made via a chartered engineer or licensed master builder. For renovations without intervention in the load-bearing structure and without a change of use, the site management of the executing company is sufficient.
What does a site visit cost?
Nothing, throughout Vienna. It takes 45 to 90 minutes; the result is a photo report with an initial cost range. Only if you want a detailed bill of quantities with measurement does effort arise, which is discussed beforehand.
Do you work with permanent staff or with temporary workers?
With a permanent core team for our own trades and with the same licensed partner firms for years. That is why interfaces work – the people know each other and know how the other works.
Where can I get the old building plans of my house in Vienna?
From the building file at the building police, MA 37. As the owner you can inspect it and request copies; others need a power of attorney from the owner. The plans show the approved state, which may differ from the actual condition. That is why the building file does not replace the on-site measurement but supplements it.
How long before the desired start of construction should I contact a building contractor?
For work not requiring a permit, a few weeks are often enough. For projects requiring a permit with application, structural analysis and possibly a protection zone, you should allow several months, because the authorities and delivery times set the pace. Enquiring early lets you schedule the work in the favourable season and gives you time to compare offers calmly.
Do I need my neighbours' consent for a conversion in my condominium flat?
Yes, as soon as common parts of the building are affected or other owners may be impaired, for example with load-bearing walls, risers, windows or the façade. Purely internal work such as new floors or a bathroom on the existing connection usually does not require consent. The consent should be available in writing before work begins.
