Values you can actually verify. Everything else is a brochure.
Our values: Every construction firm puts “quality, reliability, transparency” on its website. That costs nothing and proves nothing.
We have taken a different approach. This page sets out six commitments — and next to each one you will find how you can check whether we keep it.
If any one of them is broken, you have the evidence in your hands. That is precisely the difference between a value and an empty phrase.
A value that cannot be verified is not a value. It is advertising.
Six commitments — and how you can verify them
1. We tell you what we are. And what we are not.
Skyline Bau is the construction and renovation division of Bling Bling GmbH — a building trade business under § 99 GewO (Austrian Trade Regulation Act), GISA 37945732. We are not a licensed master builder (konzessionierter Baumeister) and we do not claim to be. Under § 99 (5) GewO we would not even be permitted to.
How to check: Enter the GISA number in the Austrian Trade Information System (Gewerbeinformationssystem Austria). It takes thirty seconds. And ask the same of every contractor who submits a quote to you. Anyone unwilling to give you the number has a reason for it.
2. You see the paperwork before you sign.
Regulated trades — structural engineering (§ 94 Z 5), electrical engineering (§ 94 Z 16), gas and plumbing (§ 94 Z 25), tiling (§ 94 Z 38) — are carried out by licensed partner firms. Not by us.
How to check: Ask for the proof of licence before the contract is signed. You will receive it — not on request, not later, but beforehand. If a contractor only shows it to you after you have signed, ask yourself why.
3. The price is fixed before any building starts.
A fixed price under ÖNORM B 2110, with a bill of quantities. It also states what is not included — the part most contractors leave out.
How to check: Read the “not included” item. If the quote has no such item, it is not a fixed price but a ballpark figure. Ask specifically: is disposal included? The waterproofing? The site set-up?
4. We do not carry on building when something turns up.
Opening things up sometimes reveals what nobody could have seen: waterlogged timber joist ceilings (Dippelböden), corroded pipes, missing waterproofing. Then we stop. We take photographs, get in touch, and you receive a quote for the additional work.
How to check: It is in the contract. Variations only with your written consent, backed by photo documentation, before work continues. No “we just went ahead and did that too” on the final invoice.
5. You get pictures of what you will never see.
The first-fix installation, before the walls are closed. The waterproofing, before the tiles go on. Both disappear behind plaster and tile — and both decide whether the property will still be watertight in twenty years.
How to check: At handover you receive the photo documentation, the acceptance report, the snagging list with each item signed off, and the proofs of licence. Without having to ask. You need these documents when you sell and in the event of damage — and most clients never get them.
6. We advise against work that makes no sense.
Not every property needs renovating. If the pipes are copper, the waterproofing is intact and there is no moisture damage, a bathroom from the 1990s is technically sound — it just looks dated. In that case, new taps and fittings and a coat of paint will do.
How to check: Ask us during the site visit what we think of the existing fabric. If the answer is always “it all has to come out”, whatever you show us — then someone is selling to you rather than advising you.
The most expensive item is the one you never see.
What we do not promise
Honesty also means stating the limits.
- We are not the cheapest contractor. Anyone who calculates away drying times, leaves out the waterproofing and does not price in disposal will come in lower. Until the final invoice arrives.
- We do not lay screed in three days. Cement screed needs around 28 days before it is ready for floor coverings. That is physics, not something to negotiate.
- We do not quote prices over the phone. What a renovation costs is decided by the condition behind the wall. You only see that after the site visit.
- We are not a master builder (Baumeister). Structural engineering, preparation of plans and submissions to the building authority (MA 37) are handled by licensed partner firms. If your project consists mainly of that, we will tell you that you are better off approaching such a firm directly.

- Parliament Building, Vienna 1010 — renovation 2022 — On the second basement level of the Austrian Parliament Building (Dr.-Karl-Renner-Ring 3), Skyline Bau carried out drywall, painting and filling work as well as floor upgrades. Regulated trades — electrical engineering (§ 94 Z 16) and tiling (§ 94 Z 38) — were carried out by licensed partner firms. Client: W+R Schirmungstechnik GmbH. Reference letter dated 17.10.2022. - Why this belongs here — values show where things get uncomfortable: security requirements, access controls, tight time windows, an acceptance inspection that lets nothing slide. You can read the reference letter yourself. That is the point.
How an enquiry with us works
The commitments above do not start with the contract — they start with your first message. Once you have sent your enquiry, we get back to you with an honest initial assessment: whether the project is a good fit for us, which questions are still open and whether a site visit makes sense. If it is not a fit, we tell you straight away and, where possible, name the kind of firm that would be better suited.
The more complete your documents, the more precise this first response will be. Helpful are:
- photos of the areas concerned, including details such as cracks, stains or junctions
- any existing plans, official notices or earlier quotes
- the approximate floor area and the year the building was constructed
- your preferred time frame and, if you wish, a budget range
After the site visit you receive a written quote with line items you can follow one by one. You can send the enquiry itself via our contact page.
