Construction company Lower Austria building in the area around Vienna, under provincial law.

Construction company Lower Austria: from the contractor that does the work — not from a broker.

Construction company Lower Austria: we work in the Lower Austrian commuter belt around Vienna – Mödling, Baden, Purkersdorf, Tulln, Korneuburg, Klosterneuburg and the surrounding area. Building work is governed by the Lower Austrian Building Code 2014 (NÖ Bauordnung), and the building authority is the respective municipality. Prices are roughly at Viennese level, with a surcharge of 3 to 8% for travel and logistics depending on distance.

In the area around Vienna, the Lower Austrian Building Code 2014 applies, and the building authority is the mayor of the respective municipality. This brings two practical differences compared with Vienna: many smaller projects only need to be notified, and the requirements vary from municipality to municipality through local development plans and townscape rules. Subsidies come from the Province of Lower Austria, not from the City of Vienna. We work within a radius in which we can manage construction and look after the site every day.

The most common job in the area around Vienna is the detached house from the 1960s to 1980s. These houses have uninsulated envelopes, old electrics and often damp basements, but a solid load-bearing structure. Renovation is almost always cheaper than demolition and a new build – provided it follows the right order: make the envelope watertight, insulate the envelope, then services, interior fit-out, and the heating last.

Regions and what is typical there

In construction terms, the area around Vienna is not a uniform territory. Soil, building stock and construction tasks differ markedly from region to region – and so do the costs.

RegionCharacterTypical tasksSpecial feature
Vienna Woods: Purkersdorf, Pressbaum, GablitzHillside plots, villas, edge of the forestGeneral renovation, extension, slope stabilisationHillside water, narrow access roads
South: Mödling, Perchtoldsdorf, Brunndense residential areas, older building stockRenovation, loft conversion, extensiontight plots, questions of setback distances

Marchfeld: Gänserndorf, Deutsch-Wagramflat locations, new buildNew build, extension, external workshigh groundwater level
West: Tullnerfeld, area around St. PöltenmixedNew build, commercial, renovationgreater distance, own logistics
The three most common issues in the area around Vienna are hillside water, groundwater and damp in older buildings – and all three are decided before the first brick is laid. In the Vienna Woods, hillside water presses sideways against the structure; in the Marchfeld, groundwater is high enough to make basements float; and in the Weinviertel the old long farmhouses stand without a horizontal damp-proof course. Anyone who settles these questions at the design stage builds once. Anyone who ignores them will be repairing the same spot five years later.

Soil and subsoil in the area around Vienna

AreaTypical subsoilConsequence for the foundations
Edge of the Vienna WoodsFlysch, cohesive soils, slopes prone to landslipsSoil survey, slope stabilisation, stepped foundations
Thermenlinie (spa line)variable, partly rockyexcavation more laborious, but good bearing capacity
WeinviertelLoess, stable when dry, sensitive when wetSecure embankments, take cellar lanes into account
Marchfeld and Danube regionGravel, sand, high groundwater levelDewatering, protection against uplift, watertight concrete tank
TullnerfeldGravel with cover layersgood bearing capacity, check the water table
The loess soil of the Weinviertel is the most underestimated subsoil. It stands vertically as long as it is dry – which is exactly why cellar lanes were built the way they were. Once it gets wet, it loses its stability abruptly. For an excavation pit this means: no steep cuts without shoring, consistent drainage of surface water, and never leaving the pit open over the winter. For existing vaulted cellars it means that water ingress is the real risk, not the age of the vault.

What determines the procedure in the municipality

The Lower Austrian Building Code applies across the province, the local development plan applies per municipality. That is why the same project can be assessed differently in two neighbouring towns.

LevelWhat it regulatesWhere to look it up

Hazard zonesFlooding, landslipsProvince and municipality
The most common disappointment in the area around Vienna arises between zoning and the local development plan. A plot is zoned as building land – and yet the development plan only permits a certain height, a certain roof shape or a buildable area that falls well short of expectations. Both should be checked before buying, not before submitting plans. The municipality provides this information, and it costs nothing but an appointment.

The table is a guide, not legal advice: the thresholds differ in detail, and the municipality decides. We clarify the procedural question during the on-site appointment and record the answer in the quotation, so that the schedule is based on information and not on an assumption.

Travel, logistics, zones

ZoneExample locationsSurchargeProcess
Near zoneKlosterneuburg, Perchtoldsdorf, Brunn, Korneuburg3–5 %daily travel, as in Vienna
Middle zoneMödling, Baden, Purkersdorf, Tulln, Stockerau5–8 %daily travel, longer journeys
Outer zoneMistelbach, Gänserndorf, area around St. Pölten8–12 %block scheduling, longer working days
Special casesScattered settlements, difficult accessbased on effortseparate logistics planning
From the outer zone onwards we change the way we work, not just the price. With an hour's drive each way, commuting every day is uneconomical – so the work is done in blocks: longer working days, fewer changeovers, materials delivered in advance, interim storage on site. This shortens the construction period and lowers the costs compared with the alternative in which two hours of travel time are paid for every day. Whatever applies is shown in the quotation as a separate item.

Flooding, heavy rain and surface water

In the area around Vienna, water does not only come from the river. The more frequent damage is caused by heavy rain on slopes and by surface water that runs off sealed surfaces and collects in front of the house.

SourceTypical damagePrevention
River floodingBasement and ground floor under waterCheck the hazard zone, floor level, watertight construction
Hillside water during heavy rainWater runs along the side of the house and pushes inInterceptor trench, drainage, landscaping of the terrain
Surface water from neighbouring landwater collects at the lowest pointDrainage within your own plot, swales
Sewer backflowWaste water rises into basement roomsBackflow preventer, lifting station
Roof waterGutter overflows, water at the plinthSize gutters correctly, drain water away from the house
Driveway sloping towards the houseWater runs into the garage and basement stairsCross-fall, channel drain, pump sump
A driveway sloping towards the house is the most common self-inflicted water damage in the area around Vienna. A sloping drive down to the garage collects the run-off from the entire area in front of it during heavy rain and channels it to exactly one spot. Without a channel drain in front of the door and without an outlet of sufficient cross-section, the water ends up in the garage – and from there in the adjoining basement. Retrofitting costs a few thousand euros; a single incident usually costs considerably more.

What to do after water ingress is explained on the page building drying; permanent waterproofing of the basement is covered on the page basement renovation.

Working with designers and chartered engineers (Ziviltechniker)

Detailed design and construction detailsDesigner; we provide practical feedback from the construction side

Execution of the construction workus
Coordination of the tradesus, as general contractor
Site supervisionDesigner or separately appointed

We work both with designers already on board and with partners we recommend if none has been appointed yet. What we do not do is combine the design and the checking of our own work in one pair of hands – site supervision belongs with the client or their designer, otherwise the contractor would be checking itself.

How a project in the area around Vienna proceeds

StepWhat happensDuration
1. Enquiry with documentsAddress, photos, plans where available, an idea of the scope1 day
2. Preliminary checkZone, access, procedural question, rough framework1–2 working days
3. On-site appointmentExisting building, subsoil, access, storage areaswithin 5–8 working days
4. QuotationItems with quantities, zone surcharge shown separately3–7 working days
5. Design and permit submissionvia the designer; we provide the execution sidedepending on the procedure
6. ScheduleBlock scheduling for greater distances, sequence of trades1–2 weeks
7. Executionour own team plus partner firms, one construction managementdepending on scope
8. HandoverReports, certificates, photo documentation, snagging list1 appointment
Step two is the reason we rarely lose time in the area around Vienna. Before anyone drives out, we clarify the zone, access and procedure. If a project is not feasible as planned – wrong zoning, a hazard zone, inaccessible access – the client knows after two days, not after three weeks. Occasionally this costs us a job, and it spares both sides a dead end.

Construction management at a distance

PointHow we handle it
Presence on sitefixed site days, not on call
DocumentationPhoto report for each site day, stored digitally
Decisionsbundled rather than one at a time, agreed in advance
Materialdelivered in advance, interim storage on site
Partner firmsappointments in blocks, not spread out individually over weeks
Availabilityone contact person, fixed call-back times
Deviationsimmediate notification with photo and cost range

The most important point is bundling decisions. On a site forty kilometres away, anyone who settles every little detail separately loses half a day with every query. That is why we prepare decisions collectively – with options, costs and a recommendation – and obtain them in a single round.

Building while operations continue and in occupied houses

CaseWhat is possibleWhat it costs
Single measure in an occupied housereadily feasible with dust protectionslight extension
General renovation in an occupied housepossible, but laborious20–40% longer construction period
business carries onStages, work outside operating hourssurcharges for off-peak hours
House empty during constructionfastest and cheapest optioncost of alternative accommodation
In the area around Vienna the calculation is usually clearer than in the city. Many clients have family or parents nearby, and two months of temporary arrangements cost little or nothing. Set against this is a construction period twenty to forty per cent longer in an occupied house, due to dust protection, consideration for the occupants and interruptions to work. Anyone who can move out should do so – the result is also cleaner, because work can continue without interruption.

The unit prices correspond to Viennese levels, plus the zone surcharge. On larger projects it becomes relatively less significant: on a general renovation worth 200,000 euros, eight per cent for travel weighs more heavily than on an extension of the same amount where materials make up the larger share. That is why the surcharge is shown separately in the quotation, so that it remains easy to check.

Detached houses in the area around Vienna: the typical tasks

Year of constructionTypical weaknessesWhat usually needs doing
up to 1945no horizontal damp-proof course, timber floors, small roomsDamp-proofing, structure, floor plan, building services
1950s to 1960sthin walls, no insulation, damp basementInsulation, windows, basement renovation, heating
1970s to 1980sflat roofs, first insulation, old bathroomsRoof, bathroom, heating replacement, facade
1990s to 2000ssound fabric, services at end of lifeHeating, bathroom, floors, preparation for photovoltaics
from 2010usually only fit-out and extensionExtension, basement conversion, external works
With houses from the 1970s, looking at the whole picture almost always pays off more than a single measure. The roof, windows, heating and bathroom all reach the end of their service life at roughly the same time. Anyone who renews them one by one over eight years pays four times for site setup, four times for travel and reworks the same junctions repeatedly. Bundled into two stages, the same result is generally ten to twenty per cent cheaper – and the house is finished in two years instead of eight.

Renovating existing buildings: sequence and stages

Most projects in the area around Vienna do not happen in one go, but over several years. The sequence decides whether each stage builds on the previous one or whether work has to be torn open again.

StageContentWhy in this order
1. Keep water outRoof, gutters, waterproofing, drainage, damp-proofingeverything else only lasts if it is dry
2. Close the envelopeWindows, doors, insulation, facadedetermines the heating load
3. Renew the servicesHeating, electrics, plumbing, ventilationsize the equipment to suit the insulated envelope
4. Interior fit-outBathrooms, floors, finishesotherwise damaged by later work
5. External worksDriveway, terrace, grounds, boundary fencinglast, once no more site vehicles are coming
The most expensive sequencing mistake is installing the heating before the insulation. A heating unit is sized according to the heating load, and that drops considerably after insulation. Anyone who replaces the heating first buys a system that is then clearly oversized – it cycles on and off, runs inefficiently and cost more than necessary. The right sequence, by contrast, costs nothing extra; it simply requires the stages to be defined in advance.

The second most common mistake: external works before the construction work is finished. A freshly paved driveway cannot withstand the delivery traffic of a renovation, and the repairs remain visible afterwards. Laying the surface only at the very end saves the repair and gives a clean finish.

Warranty, payments, documentation

PointHow we handle it
Contractual basisQuotation with items and quantities, based on ÖNORM B 2110
Paymentsaccording to construction progress, no advance payment without work done
Changesin writing, with a price, before execution
Acceptancejoint inspection with report and snagging list
DocumentationTest reports, material certificates, photo documentation
Warrantywithin the statutory framework, the contact person stays the same
AftercareMinor repairs and inspection appointments on request under a framework agreement
The snagging list at acceptance is not an admission, but good practice. On every construction project, small items remain open at the end – a silicone joint, a coat of paint, a missing cover strip. Writing them down together, giving them a date and working through them makes for a clean finish. Anyone who claims there are none is merely postponing the discussion until the final invoice.

Seasons and construction time in the area around Vienna

In the area around Vienna, the weather determines the construction process more strongly than in the city, because more work takes place outdoors – earthworks, foundations, facade, external works.

PeriodWell suitedCritical
March to MayExcavation, foundations, shell constructionwet spells in cohesive soil
June to AugustFacade, roof, screed, external worksafternoon heat during rendering and concrete work
September to NovemberWindows, interior fit-out, building servicesexternal rendering late in the year, first frosts
December to FebruaryInterior work in the enclosed buildingEarthworks, paving, external rendering
If you want to start in spring, commission the work the autumn before. For projects requiring a permit, months pass between enquiry and start of construction: design, submission, hearing, decision, ordering materials, scheduling. If you enquire in March, you will realistically build in late summer. If you enquire in October, you can start in March and use the entire dry season – which is worth real money for earthworks and facade work.

This does not apply to purely interior renovations: they run all year round, and appointments are easier to get in the winter months. If you are flexible, you get the shortest lead times for bathrooms, floors and interior fit-out between January and March.

Facade with insulation, 210 m²€29,400
Zone surcharge middle zone, 6%€12,240

Total around €216,340 net, which is approximately €1,492/m². Construction time just under six months, carried out in the empty house. In our experience, with the house occupied it would have taken seven to eight months.

Worked example 2 · Long farmhouse (Streckhof) in the Weinviertel, converting an outbuilding, 90 m²
Assessment of structure and damp, condition survey€3,100
Clearance and demolition of fixtures€7,400
Repair of masonry, new openings€18,600
Damp-proofing and new floor build-up€22,800
Strengthening the roof structure, new roof covering€34,500
Building services, fit-out, finishes€61,000
Zone surcharge outer zone, 10%€14,740

Total around €162,140 net, which is approximately €1,802/m². The roof structure was the item with the greatest uncertainty – only after opening it up was it clear that three trusses had to be replaced. We list items like this in the quotation as contingency items, so that they do not come as a surprise.

Outdoor areasLandscaping, driveway, paving, boundary fencingusually underestimated in the budget
The most frequently underestimated item in a new build in the area around Vienna is the external works. Driveway, parking spaces, paths, terrace, landscaping, boundary fencing and drainage quickly add up to a mid five-figure sum on an average plot – and are often not even included in the first budget. We list them from the outset, even if they are carried out at a later stage.

Neighbours, boundaries and rights of access

In the area around Vienna, plots are larger, but the boundaries are often less clearly documented than in the city. Three issues come up regularly.

TopicWhat it is aboutWhat helps
Course of the boundaryold fences do not always stand on the boundarySurvey before building on the boundary
EasementsRights of way and access, utility rights in the land registerLand register extract before design and purchase
Access over third-party landsite traffic requires consentagree in writing, document the condition
Earthworks at the boundarythe neighbouring land must not be deprived of its supportShoring and pre-construction condition survey
Water drainagedo not direct water onto other people's landresolve drainage within your own plot
Trees and overhangRoot zone and branches at the boundaryclarify before excavation, observe tree protection
The old fence is not a boundary stone. In established residential areas, fences regularly stand thirty to eighty centimetres away from the actual boundary – without consequences for decades, until someone builds next to it. Anyone planning on the boundary has it surveyed first. That costs a manageable sum and replaces a dispute that would otherwise begin in the middle of construction and wreck the schedule.

If excavation takes place close to the neighbouring building, a pre-construction condition survey is part of the job: condition documented before construction begins, cracks measured, dated photos. Without it, any dispute comes down to one person's word against another's, and the burden of proof lies with whoever alleges the damage – which in practice means both sides lose.

Subsidies in Lower Austria

Subsidies come from the Province of Lower Austria and through federal schemes, not from the City of Vienna. The amounts change regularly, so here we only cover what needs to be checked and what matters in the process.

TrackTypically forResponsible
Lower Austrian housing subsidy (NÖ Wohnbauförderung)Owner-occupied homes, renovation, residential building renovationProvince of Lower Austria
Federal subsidy for heating replacementSwitching from fossil-fuel systemsFederal agencies
Federal subsidy for thermal renovationInsulation, windows, building envelopeFederal agencies
Municipal grantsdepending on the municipal council's decisionMunicipality
Tax aspectsLetting, tradesperson servicesTax adviser
Three points decide whether a subsidy actually arrives. First, the timing: most schemes require the application to be made before the work begins. Second, how the invoice is broken down: subsidised measures must be shown separately, otherwise a lump-sum item will not be recognised. Third, the evidence: data sheets for the materials installed, photo documentation, a specialist contractor's declaration. We supply all three without being asked – the application itself remains with the client or their energy adviser.

What you can prepare

  • Land register extract and plan: boundaries, size, registered rights and easements.
  • Information from the municipality: zoning, development plan, hazard zone, townscape rules.
  • Existing documents: planning application drawings, previous permits, as-built drawings, energy performance certificate.
  • Describe the access: width, gradient, turning space, load-bearing capacity, headroom.
  • Clarify connections: water, sewer, electricity, gas – existing or to be installed.
  • Send photos: outside from all sides, inside the rooms concerned, basement and loft.
  • Set priorities: what has to be done now, what can go into a second stage.

Point two is the most valuable. Half an hour at the municipality's building office answers questions that would otherwise be speculated about for weeks – and the information is free of charge. If you cannot attend the appointment yourself, we take care of the clarification as part of the preliminary check.

How to recognise the right company for the area around Vienna

FeatureGood workmanshipWarning sign
Preliminary checkclarifies zone, access and procedure before the on-site appointmentdrives out and then takes it from there
Travelshown as a separate itemhidden in the unit prices
Schedulingblock scheduling for greater distancesdaily commuting over 60 km
Coordination of tradesone point of contact, coordinated sequenceeach firm plans for itself
Site daysfirmly agreed, documentedunannounced absence
Soil questionssurvey or trial pit before the foundations“it’ll be fine”
Contingency itemsuncertainties named and pricedturn up as variations
Availabilityfixed call-back times, named deputyweeks of radio silence
Contingency items are the most honest sign. When renovating existing buildings, there are always points that only reveal themselves once things are opened up – roof structure, floor build-up, pipework, damp. A quotation that names these uncertainties and puts a price on them looks higher at first glance and is more reliable in the end than one that keeps quiet about them and later presents them as variations. We include them, even if this makes the quoted amount look less attractive.

Commercial and hall construction

In the area around Vienna, a growing share of construction work is not in housing but for businesses – halls, warehouses, workshops, retail spaces. The requirements differ from those of a detached house.

TopicWhat matters
Floor loadingForklifts, racking, machinery – the floor determines the use
Doors and deliveriesHeight, width, manoeuvring area, gradient in front of the door
DrainageYard areas, separators depending on use
Fire safetyCompartments, escape routes, fire stopping
ExpandabilityAbility to connect a later extension
Building while operations continueStages, dust protection, deliveries must keep running
With hall floors, the use decides the build-up, not the budget. A floor designed for forklifts with solid rubber tyres does not automatically withstand point loads from heavy-duty racking – and strengthening it afterwards means taking the area out of service. That is why the question of what will stand on it in five years' time belongs in the design. Details can be found on the page industrial flooring.

The most common mistakes when building in the area around Vienna

  • Plot bought without checking the development plan. Building land does not mean that the planned house is possible on it.
  • Planned without a soil survey. In the Marchfeld, the groundwater level decides the entire basement design.
  • Hillside water not drained away. Waterproofing without drainage will not withstand the pressure in the long term.
  • Travel not costed. If you do not see it in the quotation, you will pay for it anyway – just later and without control.
  • Four firms commissioned separately. In the area around Vienna, scheduling problems multiply because each firm has its own travel routes.
  • Procedure misjudged. An unrecognised permit requirement costs a whole building season.
  • External works forgotten. Driveway, terrace, boundary fencing and drainage are a five-figure item in their own right.
  • Subsidy applied for after construction started. Most schemes require the application beforehand.
  • Excavation pit left open over winter. Particularly critical in loess and flysch soils.
Point five weighs more heavily in the area around Vienna than in the city. In Vienna, a firm that misses a day can catch up the next day – the distances are short. With a forty-kilometre journey, every absence is pushed back to the next free block, and because the trades are waiting on one another, these delays add up. That is why coordination by a general contractor is worth more in the area around Vienna than in the city, even though it costs the same.

Why a Viennese company in the area around Vienna

It is a fair question: why not the local firm? In many cases that is exactly the right choice — for a single repair or a small trade, the business round the corner is unbeatable. With larger projects, the picture changes.

SituationWho is the better fitWhy
Single repair, one tradelocal businessshort distances, no travel surcharge
Renovation with four or more tradesGeneral contractorcoordination is the real bottleneck
New build under time pressureGeneral contractorone party responsible instead of six interfaces
Existing building in unclear conditionbusiness with experience of old buildingsassessment and evaluation decide the costs
Ongoing maintenance of several propertiesFramework agreementfixed prices and response times
Insurance claimbusiness with claims-handling experiencedocumentation decides the cover
The travel surcharge is rarely the deciding factor. On a renovation of over 200,000 euros, eight per cent for logistics matters less than two months' extra construction time caused by trades that are not coordinated with one another. Conversely, it is not worth bringing us out to Mistelbach for a single door repair — and we say so, rather than accepting a job that is uneconomical for both sides.

What we bring is experience from Vienna's old building stock: damp in masonry, timber beam floors, vaults, a hundred years of later alterations. These issues are the same in the area around Vienna, just distributed differently — and they are the reason why renovations of existing buildings so often turn out differently from what was planned.

When you do not need us

We do not work further than a good hour's drive from Vienna, because otherwise we could not look after the site every day. For small single trades, a local specialist firm is cheaper. A coordinating construction company pays off from three interlocking trades upwards.

Comparing several construction companies in Lower Austria: what matters in the quotations

Anyone renovating or extending in the area around Vienna usually obtains two to four quotations. They only become comparable when all the construction companies in Lower Austria are quoting for the same work. That is why a short description is worthwhile before you enquire: year of construction, living space, what stays, what is to go, whether plans exist. Without it, each firm works on its own assumptions, and the cheapest price is often simply the one with the most gaps.

When reading the quotations, look out for three things. First: are site setup, disposal and travel shown as separate items or hidden? Second: who handles the trades that require their own licence – electrics, plumbing and heating, roofing? With a general contractor, these services are covered in one contract and carried out by licensed partner firms. Third: is the price a lump sum or based on measurement, and which quantities are estimated? For houses from the 1960s and 1970s, contingency items for damp or pipework are a sign of care, not of uncertainty.

A word on size: many construction firms in the province are single-trade businesses that do their work very well. However, as soon as bricklayers, plumbers, electricians and floor layers have to dovetail, the timing becomes the real task. What end-to-end project delivery looks like is described on the page about the general contractor covering all trades.

Extensions in Lower Austria: permit, development plan and connection to the existing house

In the area around Vienna, an extension is the most common way to create more living space, because plots are usually larger than in Vienna. Before any design work, you look at the municipality's zoning and development plan: it sets the building density, building class and distances to the plot boundaries. Under the Lower Austrian Building Code 2014, an extension that creates living space generally requires a building permit; the competent authority is the mayor as the building authority of first instance. An informal preliminary meeting at the building office clarifies early on whether the desired size is possible at all.

Technically, the joint between old and new is decisive. The existing house has settled over decades, while the new part is only just starting to settle. That is why the extension is usually connected with its own foundation and a movement joint, so that no cracks appear. Equally important are matching floor levels, a clean roof junction and the question of whether the existing heating can still supply the additional space. Shell construction in Lower Austria: detached houses from excavation to a weathertight envelope

For a new build in the area around Vienna, shell construction covers earthworks, foundations or ground slab, basement, walls, floor slabs and roof structure up to a rainproof envelope. The net guide prices are the same ranges as in the city, around €780 to €1,250/m² for a detached house without a basement and €950 to €1,500/m² with a basement, plus the travel surcharge for the relevant zone.

Unlike in Vienna, access and storage space are usually not a problem, but the subsoil has a greater influence on costs. In the south of the area around Vienna you encounter clay and limestone, in the Vienna Woods flysch with hillside water, and along the Danube gravel with high groundwater. Whether a basement has to be built as a watertight concrete tank only becomes clear from the ground investigation. Brick or concrete, solid slab or precast element: these decisions are made together with the designer and structural engineer before the quotation is finalised. More on the execution is described on the page shell construction with basements, walls and floor slabs.

Terrace renovation in Lower Austria: what usually triggers it for detached houses

In the area around Vienna, most terraces are not on the roof but directly next to the house: on soil, above a basement or above the garage. Typical damage includes tilted slabs because the sub-base was never compacted, water running towards the house wall instead of away from the house, and frost spalling on tiles that were intended for indoor use. If there is a room underneath, the cause is usually leaking waterproofing, which shows up as a stain on the basement ceiling.

A lasting renovation starts with a fall of at least 1.5 per cent away from the building and a frost-resistant sub-base. Above habitable rooms, the terrace is treated like a flat roof, with insulation and waterproofing up to below the door threshold. The net guide prices are €200 to €400/m², with pure waterproofing work considerably lower. Build-up and options are explained on the page about terrace renovation with waterproofing and surface finish.

Mödling district and Brunn am Gebirge: short distances at the southern city boundary

Brunn am Gebirge borders directly on Vienna's 23rd district and belongs to the district of Mödling, together with Perchtoldsdorf, Maria Enzersdorf, Wiener Neudorf, Vösendorf and Gießhübl. Building here is governed by Lower Austrian law, and the building authority is the mayor of the market town. The building stock ranges from old winegrowers' houses in the village centre to terraced housing estates and detached houses on the slopes towards the Föhrenberge hills.

Typical tasks are loft conversions, extensions on tight plots and the renovation of houses from the 1970s. With terraced houses, questions about the shared party wall and distances come into play. Anyone looking for a construction company for Brunn am Gebirge will find all the details on the municipality on its own page, construction company Brunn am Gebirge.

Frequently asked questions about our construction company in Lower Austria

Which places in Lower Austria do you work in?
In the area around Vienna: Mödling, Perchtoldsdorf, Baden, Purkersdorf, Pressbaum, Klosterneuburg, Korneuburg, Stockerau, Tulln, Schwechat and the surrounding area – wherever we can look after the site every day.
Which building code applies?
The Lower Austrian Building Code 2014. In addition, the development plans and townscape rules of the respective municipality.
Who is the building authority?
The mayor of the respective municipality, as the building authority of first instance. Each municipality has its own procedures and contact persons.
Construction company Lower Austria: do I need a permit?
That depends on the project. The Lower Austrian Building Code (NÖ BO) distinguishes between projects requiring a permit, projects requiring notification and projects exempt from approval. Many smaller measures only need to be notified. We clarify the classification before the design stage.
Are prices higher than in Vienna?
The base prices are the same, plus 3 to 8% for travel, logistics and site setup, depending on distance. In the worked example of a house renovation costing €200,000, that comes to €6,000 to €16,000.
Construction company Lower Austria: what subsidies are available?
The Province of Lower Austria's housing subsidy for renovation and new builds, plus federal programmes for thermal renovation and heating replacement. Viennese subsidies do not apply here. The application must be submitted before the contract is awarded.
Is it worth renovating an old detached house?
Almost always, if the load-bearing structure is intact. Houses from the 1960s to 1980s have solid walls and floor slabs; the envelope, services and interior fit-out are renovated. See house renovation.
How often is the construction manager on site?
Every day while the site is active, as in Vienna. That is why we only work within a radius we can reach every day.
What services do you offer?
The same as in Vienna: renovation, extensions, loft conversions, basement waterproofing, facades, interior fit-out, external works. Overview under services.
Who carries out regulated work?
Licensed partner firms for master builder services, electrics and gas/plumbing, named in the quotation.
Construction company Lower Austria: is there a fixed price?
Yes, after a site visit, as a bill of quantities under ÖNORM B 2110 with quantities, unit prices, construction schedule and explicit exclusions, including the travel surcharge.
How quickly can you come?
Site visit within five working days throughout the catchment area, quotation within two working days after that.
Which municipalities do you work in?
In the area around Vienna: Klosterneuburg, Korneuburg, Stockerau, Mödling, Perchtoldsdorf, Brunn, Baden, Purkersdorf, Pressbaum, Tulln, Wolkersdorf, Gänserndorf and the surrounding area. More distant locations on request, with separate logistics planning.
How high is the travel surcharge?
Near zone 3 to 5 per cent, middle zone 5 to 8 per cent, outer zone 8 to 12 per cent. It appears in the quotation as a separate item and is not hidden in the unit prices.
Why do you work in blocks in the outer zone?
Because with an hour's drive each way, commuting every day is uneconomical. Longer working days, fewer changeovers and materials delivered to the site in advance shorten the construction period and reduce the overall costs.
Which building code applies in the area around Vienna?
The Lower Austrian Building Code 2014; the building authority is the mayor of the respective municipality. The technical requirements are set out in the Lower Austrian Building Technology Ordinance.
Why does the municipality decide so much?
Because zoning, the development plan and townscape rules are set at municipal level. The same project can therefore be assessed differently in two neighbouring towns.
Zoned as building land – can I build whatever I want?
No. The development plan sets height, distances, roof shape and buildable area. This should be checked before buying the plot, not before submitting plans.
Do I need a soil survey?
For new builds and basement excavation, yes. In the Marchfeld and the Danube region, the groundwater level decides the entire basement design; at the edge of the Vienna Woods, it is slope stability.
What is special about the loess soil in the Weinviertel?
When dry it stands almost vertically, and when wet it abruptly loses its stability. Excavation pits are therefore shored, surface water is consistently drained away and pits are not left open over the winter.
What does a renovation in the area around Vienna cost?
General renovation €900 to €1,800/m² plus zone surcharge. A house built in 1974 with 145 m² in Mödling came to around €216,000 net, i.e. approximately €1,492/m².
Is it worth bundling measures?
Yes. In houses from the 1970s, the roof, windows, heating and bathroom reach the end of their life at roughly the same time. Bundled into two stages, the same result is usually ten to twenty per cent cheaper than spread over eight years.
What does converting an outbuilding cost?
A 90 m² outbuilding of a long farmhouse came to around €162,000 net, i.e. approximately €1,802/m² – with damp-proofing, a new floor build-up and a strengthened roof structure. The zoning question needs to be clarified in advance.
What is a contingency item?
An item for something that only becomes apparent once it is opened up – for example a roof structure where it is unclear how many trusses need replacing. Named and priced in the quotation, invoiced only if it actually arises.
What subsidies are available?
Lower Austrian housing subsidy, federal subsidies for heating replacement and thermal renovation, and in some cases municipal grants. The amounts change constantly; what matters is applying before construction begins.
Do you show items eligible for subsidies separately?
Yes, together with material data sheets and photo documentation. The application itself is made by you or your energy adviser.
Can you also take on a complete new build?
Yes, as general contractor from foundations to handover, with partner firms for the regulated trades. Design and planning submission are handled by a designer or chartered engineer (Ziviltechniker).
What is most often forgotten in a new-build budget?
The external works: driveway, parking spaces, paths, terrace, landscaping, boundary fencing and drainage. On an average plot, a mid five-figure sum.
Do you also build halls and commercial properties?
Yes. The decisive factors there are floor loading, doors and deliveries, drainage, fire compartments and the question of whether the building is to be expanded later.
Can I live in the house during the renovation?
For individual measures, yes. A general renovation takes 20 to 40 per cent longer with the house occupied – in the area around Vienna, temporary accommodation usually works out cheaper.
How can I tell whether two quotations for a house in the area around Vienna are really comparable?
Quotations are only comparable if they contain the same quantities and services. Check whether disposal, site setup and travel are listed individually, who carries out the trades that require a licence, and whether billing is by lump sum or by measurement. If a whole block is missing from one quotation, such as electrics or scaffolding, it only looks cheaper. A shared specification before you enquire solves the problem.
Does a conservatory or extension in the area around Vienna always need a building permit?
Under the Lower Austrian Building Code 2014, an extension that creates heated living space generally requires a permit. For smaller projects a notification may suffice, but that depends on the type, size and location. Only the municipality's building office can clarify this bindingly. We recommend presenting the draft design there before submission, so that distances and building density are right from the outset.
Why does the same shell construction in the area around Vienna sometimes cost more than planned?
Usually it is down to the subsoil. Hillside water in the Vienna Woods, high groundwater near the Danube or clay with low bearing capacity call for different foundations or a watertight basement tank. If the ground conditions only become visible during excavation, variations arise. A ground investigation before the quotation costs little by comparison and makes the shell construction price much more reliable.
Do you also work in Brunn am Gebirge and Perchtoldsdorf?
Yes. Both municipalities are in the Mödling district directly on the Vienna city boundary and belong to the near zone with daily travel. Common projects there are loft conversions, extensions and the renovation of terraced and detached houses. There is a separate page for Brunn am Gebirge covering the particular features of the municipality.
